Update on landlords

They are looking to raise our rent. they didnt get into it but, want to sit down sometime this week about it. So I called my mother and we agreed that I should tell them that's fine but all these things......... need to be fixed and taken care of right away.
My mother was always afraid to say something about the floors needed to be redone, plumbing needs to be fixed, new stove and a few other things because she thought they would raise our rent. So now I will say something

Just pray it isnt too much$$$$$$$$

Well that downright $ucks. But on the other hand if they are willing to fix the stuff that needs to be fixed - that's at least some good out of it.

If they are not willing to fix it themsleves then you tell them you are going to hire people to take care of the repairs yourselves & a certain amt will be coming off each month's rent until all the necessary repairs are done & complete 100%. I had to do this once w/my very 1st landlord - 1st the toilets backed up & my cousin & I had to pay to get the carpets dried & cleaned, then a few months later there was a crazy case of termites & we had to pay for an exterminator & for a hotel stay for the 3 days/nights we were not allowed to be in the apt while the exterminators were doing their thing. Our landlord didnt like that we took money off the rent but since he wasnt willing to pay for it himself we told him that's what we were going to do - & given this was an illegal apt as well, we'd hate to have to notify the proper authorities....

Is this a legal apt or illegal apt - do you know? If it's an illegal apt - you have a better chance of holding things over their head by threatening to expose them...I know it's dirty pool - but hey - survival of the fittest, ya know?

Good luck either way honey!

Good advice... If its a legal apartment she has a leg to stand on as well. My grandma and her sisters owned apartments in Sunnyside and Jackson Heights for years. My mom ran them. There are so many rules governing landlords and its only gotten stricter, hence why my family sold the buildings.
