We have almost come to a final decision. I'm looking for tips or advice for booking a venue. What do we have to ask or make sure they include in the contract? How can you approach asking for anything extra to be thrown in...etc.. any advice is greatly appreciated. Thanks!

Advice on booking a venue
-Are linens included? If so, what colors do they have? -What time can you and your wedding party be on the grounds to take pictures? -Is there a place where guests can hang out if they come early? -Are there any other events planned at the same time of your wedding (if your venue does more than one event a time)?
Also, you can try to negotiate the minimum requirement if you think you're going to have a hard time meeting the minimum.
I can't really think of any more at the moment but I'm sure the ladies here will come up with some others.

They should include in the contract any term that you agree to. For example, if they say they are going to throw in colored lighting that should be in the contract. Don't just go by their word because if it is not in the contract they are not required to provide it. When I booked my wedding I was working with one person. Well she was on a leave when I was finalizing everything the weeks before the wedding so I was dealing with someone else. If I did not have everything in the contract it would have been a problem.

I couldn't agree with this more. We got them to add in the contract the specific liquors for our signature drink, the pink champagne, a specific beer, etc. People leave all the time so don't take their word as a guarantee.

Also, make sure you like the flow of the space: how people will move from cocktail hour to dinner to dancing. Are the rooms broken up in an odd way? Will people be confused about where they are supposed to go? Are there tables or seats in areas with limited or blocked vision of the festivities?
