Are you and/or FH handy? You could look into a fixer upper to buy for really cheap and then gradually do the work.......

Just another option.

u cannnnnnnnnnnnn, i swearr.. start out with a 1 bedroom, or a smaller 2 bedroom. with a NORMAL sized living room. our livingroom is soo useless..its like empty space , except for when vanessa likes to get a head start on sprinting to tackle me over choc covered strawberries.

brooklyn, queens and then maybe nassau

The taxes in Nassau are disgusting

Aren't they???? It makes me sick!

FH and I want to buy a coop not a house and in nassau the maintenance in more than the mortgage would be

we are going to have to live in queens

We are going to live in our cars... lol

Fh and I are in the same boat...we are going to start looking in Westchester really soon...we both live in the Bronx now...so we might just get something small b/c I am doing my 5 years in the city school system so I can get my loan forgiveness so I need to stay at my school for one more year after we are married to get the money..so we really need to stay close!

i just read in the paper that QUEENS is now the #1 most EXPENSIVE city to live in

Re: ahhh

This is my advice and its not for everyone, including myself sometimes lol but it was the only way possible for me and fh. We bought a 2 family house and the rent from our renters literally pays half the mortgage. So thats the only way I can afford the house. Otherwise, suffolk county taxes are much cheaper especially in my town (kings park), than nassau or the city. So consider that too

Justin and I have been looking... we're waiting until the money tree grows in our backyard. Nassau is the only option for us -- we've got the down payment, and originally wanted a co-op or condo, but the maintenance is as much as a mortgage.... we don't know, this housing thing is like, our biggest issue with the wedding!

Re: ahhh

if you're a first time homebuyer you can do an FHA loan which only requires a 3.5% downpayment.

Re: ahhh

and.....if you buy a home in 2009 you can get up to $8000 back from the government on ur next tax returns.

Re: ahhh

me and fh will prob end up buying a really cheap, rundown house, maybe foreclosure and just gutting it and making it our own and how we want it..... we think its so much more worth it that way cuz a) you end up spending less b)the value skyrockets into more than what you invested

this is the loan that FH & I just took for our mortgage, its a great loan bc the interest rates are low (we got 5%) and the PMI is low and shorter then on a conventional loan. and like she also said, we got to claim the $8000 on our 2008 returns which you can do, you don't have to wait till 2009 to claim it if you purchase b4 i think July 31st.

christina, if you need help/advice just FM me, I literally just closed on our house less then a week ago so its all still fresh in my mind.

Re: ahhh

FH and i are in the same boat as you, we'd really like a house but we are not sure if we are gonna have the $ for a down payment so that our mortgage per month is not astronomical... if we can't we'll just rent until we have enough but just look around to see where you can get the best deal (and i agree w/ others, if you're flexible about moving to suffolk it might be better since taxes in nassau are insane)

good luck!
