Re: Co-Ops??
you buy them and you own shares in the building
some are a little strict and some are lenient. I was able to gut out my whole apartment and do whatever i wanted, we changed the whole layout of the kitchen and got all new things. It was 1.5 baths but we made it 2 full baths and even took out one of the closets in a BR to extend the bathroom and the half bathroom we added a long stand up shower and changed the full bathroom completely too...For some reason in the kew gardens/forest hills areas they turned alot of condo's into co-ops a few years ago so youll see tons of co-ops in that area

Re: Co-Ops??
very exciting that you found one that you like! It really depends on which coop you are looking at for their regulations- a lot of them have online webpages so you might even be able to pull up info on it. If not, you can ask to talk to some owners in the community. If you need any assistance, I sell real estate in Queens & Nassau & I can see what I can find out for you gl

I know with co-ops you dont buy you own a share in the building.
with condo's you own. We have a condo. We love it.
But we have friends who have co-op's and they love it also.
It all depends what you want, like and can afford ya know?

Re: Co-Ops??
we love it. there are certain rules when you first buy if you want to renovate. you just need permission from the board for certain things, like if you tear down walls, or if you need to re-wire stuff.

yes technically its the shares you own. The process is basically the same and when you move you sell it and you can rent it out after 2 years. Plus with co-ops you have to go through their board in order to get approved. Some boards can be strict and reject ppl

Does anyone live in one?? What is it like??
Me and FH found one that we like and were just nervous about the rules and everything.
i live in one. I love it, and the board is not strict. I can rent mine out whenever, and I didn't need board approval because mine was a sponsor unit. Co-ops are generally a little cheaper than condos - because you do only own shares in a building (like a corporation). I looked at new condos on the water in LIC and ended up with my pre-war co-op in forest hills. it was much bigger and I just fel like I got more for less money.
good luck.

I LOOOVE pre-war buildings the ceilings are higher than other apartments, the architecture on them are much better, they are also bigger in general. Now in the area, they are renovating alot of them and making luxury prewar building apartments. There is one on talbot they did this for and they have 2, 3, and 4 bedrooms. If you go to the site its www.talbotgardens.com. They did them up real nice
LIC is crazy now, its funny bc a few years ago it wasnt the greatest area and now they put up a few new high rise buildings and its $1 million and up for 1 or 2 bedrooms. I saw a 2 bedroom for $1.3 million. It has really turned around which is good though

Def Strict! Plus we also wanted a big place for our dog and with all the co-ops we looked at in nassau we could not find anything. So we went to suffolk and bought a condo. its two floors and has our own outside so we just let the dog out. It worked out. But we have friends who have a co-op and they love it but cant have a dog cause of the rules there.

I love pre-war too. my apartment, compared to others I saw in the area, was huge, high ceilings and beautiful - top floor with a great view. and b/c it was closer to RP than right in FH, it was slightly cheaper. I never planned on buying a 2 br but I'm glad I did because now we can stay there for a few years without killing each other.
the one i looked at was on the water but like a 15 minute walk from the subway - I think it was actually closer to astoria b/c i took the N train there. and even at noon the walk was pretty deserted and I didn't love the area - I can deal with an up and coming neighborhood but a 1 bedroom was like $450k and not all that great and if I'm going to do that walk from the train late at night i needed to LOVE my apartment. and it had water views, but of the UES my place now I have the NYC skyline in the distance, which i love. and a sunken LR, which i love love love

Re: Co-Ops??
We own a co-op in west Babylon. We can do anything we want to it from the walls in. The nice thing is, we pay maintenance so we don't have to shovel or do yard work! Its nice for now, until we are married and decide to have children. Then we quickly outgrow it!

thats what were worried about. cause some people said it can take 3-4 months and other say it can take anywhere from a few months to 1 year. and we are getting married in july. Were not sure if will have enought time to get it before the wedding.

exactly, i think the pre-war apartments look better than most of the condo's in the high rise buildings...Plus you can't beat bigger space and high ceilings. The archways are nice too and just in general i like how they look and they also have a much better layout
yeah its not worth it to spend $450k for 1 bedroom, might as well buy a house then

i think it depends on where and how strict. in manhattan, they are terrible and it took my cousin like 6-8 months to close. my place took barely 2 months!
also consider its a down market so hopefully they just want you to buy and will be more lenient.

it took me a little under 3 months the process for it is the same as any other place you buy. I never heard of it being a year. The 2 year thing i mentioned is regarding another thing, is that what youre talking about? i meant that 2 years AFTER you buy the co-op you can rent it out to others, like you move out and rent the apartment out

3 months isn't that bad. i wasn't ralking about the 2 year thing. but that is good to know cause FH was asking about if we could rent it after awhile if we wanted to move to another place. I think we might put a bid on it and just hope for us to get it in time and if not we can probably go into an apartment for a few months.

it is in queens? if so i never heard of it taking longer than 3 months. Like it was stated above, in manhattan maybe but doubt in queens or LI it would take that long. Good luck
