my next place though I think needs to be a house. I wish we could afford a HOUSE in this area.
people always think queens is cheaper than LI; houses in LI are so much cheaper so that's probably where we'll end up... hopefully closer to the border though.

Queens taxes are cheaper but not the houses. LI houses are cheaper but your taxes are much higher.

it still comes out to more though. Well depending where in LI, not talking about manhasset or places like that. For example a house in LI that would go for $500-600 k would be at least $800k in queens...takes ive seen for $3k-8k and yes higher but lets say on average in LI, so it still comes out to alot. Lets say you pay an extra 200K for a home in queens, instead of a place in LI that is 8k in taxes a year. It would take 25 years to reach the amount you spend in taxes to reach 200K which is the extra amount you spent.

exactly. we've done the math on this and even a nice house in a great area in queens is still higher than you would think taxes wise - not as high in LI but still pretty high, on top of like the $800k you'd spend on a house

yeah fh would always bring up the taxes thing...Now fh likes massapequa and their taxes arent that bad, it was mostly in the range i posted above. I said it would take us so long to reach the amount in taxes that we spent extra for a house in queens. Did that make sense? hahahaha

definitely. fh is a long island boy all the way, and i finally was like okay, I'll live in rockville centre maybe. and now that's the only place he'll look online for houses. I'm like well, actually i'd rather do bayside, great neck or port washington - better train line! not cheap though.

its funny bc he looked into massapequa but then when he thinks of really moving out of queens he cant do it hahahaha...even on saturday he was saying how he doesnt know if he'll move to LI even after we have kids so who knows what we'll do hahahaha

start saving for that house now!

if fh worked in the city also, there is no way we'd buy in LI. I would just wait until we have enough saved to live in queens, in a house. but this will be a compromise i guess. Hopefully not for a few more years though.

yeah i know lol...well what i told fh is that we'll buy an apartment to live in for about 2-3 years then we'll sell it. The money we make off the sale of the apartment we'll use for a downpayment on a home, i would even like to put more than the 20% required if we get a home so we dont have insane monthly mortgages. Thats why im also going to take advantage of the market now. Buy an apartment at the best price we can get, i want to get a good deal and now theres alot. This way when we are ready to sell a few years from now and the market goes up, we can make a good profit

But its funny bc we drove by where they had the duplex apartments and fh saw it was close to Molloy HS and he said our kids can go there, although it was his rivalry in HS(he went to mcclancy) im like 'were not going to live in the same apartment until are kids are in HS' hes like why not hahahahaha

it is a good time now. I wish I hadn't bought my apartment when i did, but my plan is to hopefully keep in and rent in out and in 3 years between the two of us save money for a down payment without me selling my place.

uh oh molloy boys are trouble! i dated one myself... at my school it was always a big thing to go to a molloy dance. did they ever make it co-ed? I know they made a bunch of schools co-ed after i was done with h.s.

Not to be debbie downer or anything but while we are on the subject of taxes - if you live in queens and work in the city, you do have an income tax out of your paycheck in addition to the property taxes.

So yeah when you add it all up, you have to live in queens for 100 years to make the extra $200 - $300 price tag of the house be equal to the higher taxes on long island.

Ugh. Why can't we buy apartments and small houses for like 20k like our parents could!

Re: Co-Ops??

I also own co-op and mine is very lenient. My board only denies people for credit reasons - and they also limit the amount of rentals.

One important thing to note -- which was a big factor in my decision to buy a co-op over a condo -- they closing costs are ALOT cheaper.

Closing costs of a condo are very similar to a house ($10,000+) - where as a co-op they are very small ($2000)
