Me and FH found one that we like and were just nervous about the rules and everything.
i live in one. I love it, and the board is not strict. I can rent mine out whenever, and I didn't need board approval because mine was a sponsor unit. Co-ops are generally a little cheaper than condos - because you do only own shares in a building (like a corporation). I looked at new condos on the water in LIC and ended up with my pre-war co-op in forest hills. it was much bigger and I just fel like I got more for less money.
good luck.
I LOOOVE pre-war buildings the ceilings are higher than other apartments, the architecture on them are much better, they are also bigger in general. Now in the area, they are renovating alot of them and making luxury prewar building apartments. There is one on talbot they did this for and they have 2, 3, and 4 bedrooms. If you go to the site its www.talbotgardens.com. They did them up real nice
LIC is crazy now, its funny bc a few years ago it wasnt the greatest area and now they put up a few new high rise buildings and its $1 million and up for 1 or 2 bedrooms. I saw a 2 bedroom for $1.3 million. It has really turned around which is good though
Talbot Gardens looks nice, do you know how much they run for?
thats what i want to know too lol. They have a number to call to their office, i think i'll call to at least get an idea. FH thinks theyre going to ask for ALOT but hey you never know until you ask. If i find out ill let you know, if you find out let me know hahaha

3 months isn't that bad. i wasn't ralking about the 2 year thing. but that is good to know cause FH was asking about if we could rent it after awhile if we wanted to move to another place. I think we might put a bid on it and just hope for us to get it in time and if not we can probably go into an apartment for a few months.
it shouldnt take more than 6 months. mine was 6 months but thats cuz the bank lost my papers and stuff, long story. also depends how aggressive your lawyers and bank are. you should just keep following up and you shouldnt have any problems. for my co-op, i am only allowed to sublet if i have been living there for more than a year. i think each co-op is differnet though.

I know with co-ops you dont buy you own a share in the building.
with condo's you own. We have a condo. We love it.
But we have friends who have co-op's and they love it also.
It all depends what you want, like and can afford ya know?
yes technically its the shares you own. The process is basically the same and when you move you sell it and you can rent it out after 2 years. Plus with co-ops you have to go through their board in order to get approved. Some boards can be strict and reject ppl
thats what were worried about. cause some people said it can take 3-4 months and other say it can take anywhere from a few months to 1 year. and we are getting married in july. Were not sure if will have enought time to get it before the wedding.
it took me a little under 3 months the process for it is the same as any other place you buy. I never heard of it being a year. The 2 year thing i mentioned is regarding another thing, is that what youre talking about? i meant that 2 years AFTER you buy the co-op you can rent it out to others, like you move out and rent the apartment out
3 months isn't that bad. i wasn't ralking about the 2 year thing. but that is good to know cause FH was asking about if we could rent it after awhile if we wanted to move to another place. it is in queens? if so i never heard of it taking longer than 3 months. Like it was stated above, in manhattan maybe but doubt in queens or LI it would take that long. Good luck
Yes it's in whitestone. Thanks for the help

There is a new condo conversion in Kew Gardens called Talbot Gardens. It's a conversion of a pre-war building. The first big ad for this building is in tomorrow's New York Times real estate section. Here is the web site: http://www.talbotgardens.com. The NYT ad says that prices start at the $500Ks for a 2BR apartment.
From the pictures on the web site, it looks like a beautiful building with a lot of nice amenities. What really gets me, though, is that the NYT ad says the building is a '5 min walk to E & F trains at Queens Blvd.' There is no way that this building is a 5 minute walk to the Union Turnpike E & F station. Though I've never walked this distance, looking on a map the building is about 7-8 blocks from the Union Turnpike station. I think this would be at least a 12-15 minute walk. It always amazes me how real estae brokers feel the need to mislead people about the distance to the subway. Does it ever enter their minds that people will walk the distance themselves and discover how long it really takes? This is one of the most common real estate broker lies. In my opinion, it is one of the things that gives the real estate profession such a bad reputation.

the station is pretty close actually, theres 2 entrances for union turnpike, the building is not far from the ballys building and theres a union turnpike station right there. ALSO the building is 2 blocks away from the LIRR so its a 2 minute walk to the LIRR< dont know why they dont mention that hahahaa. Ive walked that distance lots of times actually and it is under 15 mins. I can do it in 5 bc i walk fast but i would say MAYBE 10 mins. If you walk up the block from this building, the corner of it is kew gardens road, you make a left and then its just a few short blocks to the E&F

we own our co-op, we like it, a few complaints here and there but nothing too bad. Definitely worth it for couples starting out and can't afford a house yet. Check the rules though, some are stricter than others.

YES the e&f into the city are SOOOOO slow in the morning, it takes double the time it normally is supposed to. I used to take the E but then i stopped and only take the LIRR.
I know, in forest hills most homes are in the millions if you do a search for houses in queens in the $400-600k you dont find much, theyre all higher. SOme neighborhoods are in that range but i dont want those neighborhoods. Places like forest hills, kew gardens, astoria, bayside, white stone is expensive for a house

Queens taxes are cheaper but not the houses. LI houses are cheaper but your taxes are much higher.
it still comes out to more though. Well depending where in LI, not talking about manhasset or places like that. For example a house in LI that would go for $500-600 k would be at least $800k in queens...takes ive seen for $3k-8k and yes higher but lets say on average in LI, so it still comes out to alot. Lets say you pay an extra 200K for a home in queens, instead of a place in LI that is 8k in taxes a year. It would take 25 years to reach the amount you spend in taxes to reach 200K which is the extra amount you spent.

exactly. we've done the math on this and even a nice house in a great area in queens is still higher than you would think taxes wise - not as high in LI but still pretty high, on top of like the $800k you'd spend on a house

yeah fh would always bring up the taxes thing...Now fh likes massapequa and their taxes arent that bad, it was mostly in the range i posted above. I said it would take us so long to reach the amount in taxes that we spent extra for a house in queens. Did that make sense? hahahaha

my next place though I think needs to be a house. I wish we could afford a HOUSE in this area. people always think queens is cheaper than LI; houses in LI are so much cheaper so that's probably where we'll end up... hopefully closer to the border though.
Did that make sense? hahahaha
definitely. fh is a long island boy all the way, and i finally was like okay, I'll live in rockville centre maybe. and now that's the only place he'll look online for houses. I'm like well, actually i'd rather do bayside, great neck or port washington - better train line! not cheap though.
