ok, we are in the same boat though we do well salary wise ... we are paying for this wedding and had savings on the smaller size. we went with the builder's mortgage company (which is VERY competitive) so we only have to put down 5%!!! Also, since we went with their company, we were gifted $7,500 towards closing. Our closing costs are only going to be around 6k (that is NOTHING on a 400k condo).

If you have really specific questions, I am more than happy to answer them so that you can get a better idea about what it will cost per month etc. They are in the early stages of building, we are in the 2nd set of units. There will be 216 condos when complete, with a HUGE complex housing a pool, playground, clubhouse, gazebos, trails, party room, gym etc. They dont expect the complex to be totally finished until 2010!!!

Already (and our unit isnt even DONE) the appreciation is up 15k!!!

well actually last night i saw an apartment on MLSLI, and fh told me to call today so we can see it. I know the block its on, its not too far from where i live now so i know the building...FH and i both like the apartment alot and its in the area we want so lets see, and the price is good too.

I showed FH your condo and told him its in massapequa and he got a little bit tempted haha. ALot of his friends live in massapequa and thats one place in LI he would definitely move to. For him its hard bc he drives to alot of the locations he works at and it can be a pain.

ill try to answer all questions in 1 post

* it should be done for us to move in end of may (keep your fingers crossed, new construction is ALWAYS delayed)

* it isnt our furniture thought seeing the condo makes me want an interior designer $$$$$$

* christine - its amityville BUT this is our starter... we plan to buy a home when we have school age kids so we'll sell before then. We contemplated buying there b/c of the SD but we see it this way, its not huge so a family wouldnt be looking to buy it. Most likely, we will sell to a couple like us just starting out or a couple downsizing without school age kids. We spoke with FH's uncle who owns a Coldwell Banker and he agrees, we shouldnt let the SD deters us
