Contract rider says

'sellers make no representation about a back deck, a shed and a side set of staircases'

Did anyone buy a house with some addition that didn't have a CofO but was overlooked by a bank?

we didn't have any C/O issues as they were all on file but i am 99% sure that all C/O's HAVE to be cleared prior to closing.

It depends what the CofO is for. Most banks will overlook not having a CofO for a finished basement b/c it is so rare that anybody ever bothers with that. I don't know about the deck though.

Our lender overlooked the shed that was on our property, but that was the only thing. Don't know what will happen with a deck and set of stairs, though.

Our house had an open CO for a storage area that was added on top of our garage that you access through the house. We had to sign something that said we were aware of the open CO and would take care of it within 30 days of closing. We hired an expeditor and it's all cleared up.

We were able to close without the C/O for the deck. At first it was an issue but we got our mortgage from HSBC who allowed us to close without it. It is not as big of a deal as you might think. don't worry. I was upset first but my broker was great and got us with a lender that overlooked it. Good luck
