My husband and I are going to begin our house search.... Can anyone tell me about these areas? We don't have children yet, so the school district isn't a huge concern. Basically we want to be a nice, safe neighborhood close to transportation to get into the city. Any advice or info you have would be greatly appreciated!!!
Thanks!! Erica

Re: Elmont and Valley Stream
Here's what I answered on your LIF post...
Elmont...no.
Valley Stream, as with any neighborhood there's good and bad. The area around Gibson is nice...also North Valley Stream, which borders Franklin Square is great. Other than that I really can't say. Not too familiar.
Good luck on your search!

Re: Elmont and Valley Stream
I am bumping this thread. I would like to know why Elmont is a no? Fi and I are looking now for a home, but i am from the Bx and know very little about LI. School system is important to us since we have a 6 year old.
What about Uniondale?
TIA

Re: Elmont and Valley Stream
Elmont and Uniondale are historically not the safest neighborhoods on LI. Do a search on MLSLI for more school info.....
I can vouch for Valley Stream in saying that there are good and not so good parts as well. The closer to Rosedale, the worse the neighborhood gets.....

FYI . . .North Valley Stream also borders Elmont.
There are good and not so good areas of Elmont. . . .my mom is in Elmont, and the house next door to her is Floral Park. If you stay in 'east Elmont' near Franklin Square and Floral Park it is better then 'west Elmont' which is closer to Queens.

IMHO, places to avoid would be . . . .
Hempstead Uniondale Freeport Baldwin Amityville Roosevelt (sp?) South Valley Stream
I have a 7 1/2 year old daughter and FH and I won't even CONSIDER any of these places. I have heard not so good things about them.
Apologies in advance for anyone who might disagree with me. Like I said, I have heard not so good things about these places

Yes, but it borders the part of Elmont near Franklin Square and Floral Park, just like you said...

I agree, except with Amityville. There are VERY nice parts of Amityville and Amity Harbor. I just wouldnt send my kids to public school.

Same can be said for Freeport and Baldwin....

My FH commutes to Manhattan so we moved to Lynbrook. The express train gets him to Penn in about 30 min.

Sorry, that's what I ment. I didn't put that though FH and I refuse to buy a house and pay taxes and then have to pay for a private/catholic school because the school district is bad. We just think that it's pointless. . . .

Re: Elmont and Valley Stream
Sooo, then my next question would be...
Fh works in LI, I work in the city (for now) and I would want to be as close to the city as possible, and also close to the railroad. What would be the best towns to look into? I am working with a homoebuyers program, and I thought I was limited to certain areas, but I can look anywhere in Nassau. FH does not want Suffolk County, he says its too far.
Thanks ladies for all of your opinions so far

Re: Elmont and Valley Stream
i'm currently a teacher on LI and all of those placed mentioned Hempstead Uniondale Freeport Baldwin Amityville Roosevelt (sp?) South Valley Stream
Are definitely NOT good if you want a school district. Many are on the state's list as schools that are in need of help. Just remember that if you buy in an area that doesn't have the greatest SD, then you might have a harder time trying to sell if you should decide.
If you want something on the south shore, not too far from NYC with a good school district I would try Lynbrook, Merrick, Bellmore.. However, I don't know your budget. Massapequa is an awesome area, but the houses are extremely expensive...just watch out for East Massapequa bc that's Amityville SD. Seaford is nice, taxes are high...Wantagh is the same situation. I'm currently trying to close on a house in W. Babylon so I've done a lot of research and I know about school districts. If I can be of any help, please let me know!

Re: Elmont and Valley Stream
I don't know if you want North Shore, but from my research, Manhasset, Great Neck, and Roslyn all have good schools. The Herricks school district (part of it is in Albertson and Williston Park) is also supposed to be good. Port Washington seems to be okay.
Garden City is also good, though more in the center of LI. Many of these towns can be very expensive though--we can't consider most ourselves. All are within a 45 minute train ride to Manhattan (or less).

Re: Elmont and Valley Stream
Does anybody know how the Levittown SD rank ? or is it considered to be in one of the districts listed?... FH and I are looking to buy a house in that area.

Re: Elmont and Valley Stream
Levittown is a nice area, very middle class and well-maintained home, and I am pretty sure that the schools have an ok reputation.

Re: Elmont and Valley Stream
Levittown is a good blue collar community. It's got a good reputation when it comes to a school district as well. There's a website:

you should check out westbury and east meadow schools. taxes are still decent in these areas. only thing about east meadow is that it's not close to any trains, but you have the westbury and merrick stations to choose from. hicksville and levittown are the last few places on long island with still decent good school districts and low taxes (about $5k-$6k).

Re: Elmont and Valley Stream
Be careful with Hicksville...it tends to have gangs. If it's Hicksville with the Bethpage School District then it's ok...
