all depends on how fast sellers want out --we signed our oct 12 and closed nov 27 -- 6 weeks-- the sellers wanted us to close before thanksgiving but we could not get lawyers to meet that week- cause of holiday.
i am the seller hahahaha and i want it fast
then jump all up and down with the lawyers- its them you have to kick to get going!!!
yeah we are using 1 lawyer for the process, and we met with him yesterday. We said we need it ASAP and he said well if everything goes smoothly. So he knows lol now for everybody else to work quickly. Today faxed over all the extra stuff they asked for, such as all the papers i have to the co-op and the application from the co-op board. We told the president of the board we need it asap, so we told him when he gets the application to please do the interview right away. He is my neighbor and lives 2 doors down so ill stalk him until he does
thats why i dont understand why they are like well we might not be able to close by the time you want. They keep bringing up the board though so i guess thats why, i guess they dont believe when we keep saying 'dont worry the board is not a problem at all' the board ppl even approached me in my building to ask how they can help with this quicker and should've let them know earlier so they could've maybe helped out. So i hope thats the only reason the mortgage broker was saying might take longer than i wanted
oh it is a co-op my fh sold his when we bough the house in bellmore- OMG!! i hated the co op board- PIA--- good luck

i like our co-op board, like i said the president of the co-op board is my neighbor and lives on the same floor and really nice. The other lady, the vice president or something is the one who came to us and offered any help if she can. They said they will do the interview as soon as they get the application

Re: girls who had closings within the past few months
these past 2 months lawyers have been giving my office 2 months out and in some cases 3 months out (but we deal mostly with condominiums) I know co-ops start off with shorter time frames but lengthen too...

the buyer is somebody i am very close to, and going with me to all the meetings and everything haha and just as eager, thats why i got annoyed when they tell us well might take longer. Its like ok we're approved, you have all the paperwork bc i prepared everything since ive done this before. I tell them the board is not a problem so what is the hold up lol. So i am curious to see from others what other factors there might be. My mom is going to live in the apartment after i am married, but want to switch the names over before i am married, so there are no problems but its going through as a sell. Its not a typical buy/sell situation bc of that

We are still waiting for a closing date. It is just taking longer with the banks because instead of 10 banks that used to do mortgages there are half now so it's taking longer. It's just the paper work that's taking longer for us.
oh why did i think you closed duh. You were approved already though right?
We did a preapproval in January. We signed the contracts about a month ago (I think March 5). The loan is being processed right now so we're hoping by end of April we can close.

well hopefully it will go through soon helen hahahaha...We have been doing this for a few short months now, so i thought this would be done even before i went to vegas. Its so aggrevating bc one person asked for 401k to show as liquid asset but then doesnt give it in we had the bank say if we had liquid assets or something it would've helped-we were like YES we gave in the paper W** and they didn't even know. You know my dad he got pissed and fired that mortgage broker

It's the paperwork process that's just taking longer. Since companies went bellyup there are less companies out there to do the work. So what used to take 7 days now takes 10.

yes, i know the dealings of this (you know better than anyone how much I know) since you signed March 6, I would anticipate a closing in May from the pattern I've seen lately
