This is definitely not a seller's market. I know homes that have been on the market for a year! One of FH's friends that is house hunting said to low ball everyone (obviously not too low because you want the seller to be serious about the bid) but you'd be surprised. Just because the house is valued at the price doesn't mean you have to pay that price.

I think this really depends on the area...lofts and condo's going up by me are sold out before they are even done. I had mentioned one place i wanted to check out and theyre all sold, so i mentioned another one that is not far from there and they're also all sold out and have been for a while also have no clue yet when they will be done

Oh yeah you never take the first offer, i think thats the #1 rule...The first offer is usually higher bc ppl always ask for less so the seller will finally come down in price but actually it will be the price they were hoping to sell it at. its all a game

Oh definitely, like LIC was mentioned before. Some places will never see a drop in prices.

yeah the two buildings i was talking about were in astoria actually...but yeah LIC too, its funny though bc who would've known, i mean when they had that hooker hbo documentary 'hunters point' that was LIC lol...ill be honest though about LIC, parts of it are developed, they put up alot but then you'll go a few blocks down and its all still factories and nothing there. Theres even some sections you go to and i would hate to live there and go home at night, you dont see a soul

Astoria, LIC, williamsburg, Park slope, and areas like that in bklyn and queens have skyrocketed in price and place sell like crazy. My friend lives in williamsburg and her family has been in that house for over 30 years and they CONSTANTLY have ppl knocking on their door asking if they are selling and they are offering ALOT!!!!!!!!!!!!!!!

I can't think of the name of the place that's right next to the 59th street bridge, but it's $$$$$$$$ It will take awhile for it to be fully developed, but it's definitely becoming a hot area.

do you mean in queens? bc from astoria you take the 59th street bridge to go into the city, when you get off astoria is right there. Thats where i grew up and its crazy how much prices have gone up in a few short years.

Yeah in Queens...I don't think it's still Crescent Street that close to the bridge but it's heading down Crescent towards the bridge. My aunt & uncle had a house on 29th street so I'm still a teeny bit familiar with that part of Queens.

yeah crescent street is in astoria and so is 29th street. Its great if you are selling a house there but now to buy its insane...just a few short blocks away from FH's house they put up these 2 family houses styled condos and they're selling for $900,000 meanwhile they're not even big. For that money i dont want an apartment i want a house. I hate it bc it changed the neighborhood alot, now its alot of city ppl moving in bc prices are high but its still better than city prices

Yeah, FH & I want a house. He has to be at work early and needs to live close by so we're going to look in Nassau. I don't want a $450,000+ apartment...I want air flowing on all sides.

And those places have no yard!!! Companies knock down what was there, build on practically the whole lot so you have NO land.

well unfortunately bc of the same reason were gonna have to stay in the same area...we said we want to move to LI but for both of us its far from work. I know one of the lofts at arris lofts in LIC sold for 3.2 million

well it depends, some places in queens you do have a yard but houses and apartments are built close together, with the demand they have it will only get worse. But quite a few ppl i know have yards, my friend has a nice size backyard and pool...then theres places like Malba in queens which is a gated community and they all have huge backyards with pools but those are multi million dollar mansions...its like you can't win lol

ETA: houses and apartments in those areas sell out before they are even put up

By me in Queens Village it's not so bad. You're right, it's a no win. I wish I didn't have to think about it on top of our wedding, but we have to start looking because we'll have nowhere to live after the wedding!

yeah astoria and LIC are getting expensive bc everyone has discovered how close to the city it is lol so they're invading those of us who grew up there aren't too thrilled about it...but fh's parents had their house appraised so they got good news so it has its ups lol.

Re: House Prices....

I just got back from a business trip in Dallas TX and actually consider moving there..

For a 5 bed room, 4bath, a pool and a yard (which non of the NY houses has.. for only $200,000!!!!!

I mean you can't even get anything like that in NY.

SO my FH and i are really consider moving there..

Have anyone else thought of moving out of NY because of the HOusing cost?

FH and I considered it very briefly... but our family, our friends, and our jobs are here. We're both in educaton, so we'd have to be recertified in different states and give up tenure. I want my kids to have aunts and uncles and gradnparents nearby.

I understand why people leave NY, but I don't think I would.

yeah in other states you can get the same thing for less.

But NO i can't move. Yes it would be great to have a house like that for that price but i dont want to base my whole life around it. I dont want to move that far from family & friends but the lifestyle is so different in other places, i like NYC lifestyle but i know alot of ppl who love the opposite so the move would be easier for them.

Also housing is less but in most cases so is the salary...but this is just my view

Re: House Prices....

You have to consider other things though. Just because the house is cheaper are you going to get a job easily? What will your pay be? What is the cost of living index? I know many people that moved to up and coming markets and once it gets hot prices for everything go up. Taxes, gas, groceries etc.... The most honest advice I ever got on home buying, pick a place you want to live don't try to follow the market. Even though it's an investment it's still your home so you should love everything about it.
