That's good to know because for the past few weeks FH and I have been considering buying rather than renting once we're married - thanks for sharing!

no from what i know laguli's is still there lol

La Guli's is still there. I hear you guys about Martha's, it's very good. But LaGuli's is the real deal I think, just an amazing old-school Italian bakery. If you'd gone there in the last 10 years or so, it bought out from the original family, but just about a year or so ago, the La Gulis bought it back and I have to say, it's better than it ever was when that other family ran it.

troube is, it's literally steps from my apt. so this pre-wedding diet is sooooo tough.

nice! are the italian ices still there for the summer?! (i'm freaking dying for some spumoni now! )

yes, Italian ices and gelato. And frozen desserts...tartufo, tortoni, cakes....ugh...now i'm starving...i'm going to have to chain myself to my couch.

Their gelato is excellent too. I wish I didn't like sweets. I wish I was like, a salt person or something, but dessert, any kind of dessert is just my absolute weakness. There's also a new ice cream place that opened next door to McCann's...i think they're selling Hershey's.

it is true - just think, 5 years ago, people were asking outragious prices for homes and GETTING thoses prices... now people cant even give houses away...

I wouldn't go that far, but houses are definitely cheaper than they were two years ago. But even with the drop, a 'starter house' in Nassau county is still 350-400K...

I think it varies depending on the neighborhood...

My parents used to live in an extremely upscale neighborhood, and 5 years ago they sold their house for 4 times what they had paid for it only 6 years earlier. Now I see comparable houses in that neighborhood going for SIGNIFICANTLY less...

Then, FH and I own a house in Huntington (western Suffolk) and our house appraised at $450,000 (which is a lot more than he paid for it 4 years ago) even though it's a little 3 bedroom ranch.

Re: House Prices....

We bought our house last august, i dont check mlsli.com like i used to because we are renovating and plan on being here for a very very long time.

We rented first wich was the best thing, It gave us 2 years to live with eachother, see what areas we liked, and gage how much space we really needed. I loved our first apartment.

The prices may come down but if they came down to where starter homes were 100-200k i think we would all be in alot of trouble cause that would mean something is seriously wrong.

This is definitely not a seller's market. I know homes that have been on the market for a year! One of FH's friends that is house hunting said to low ball everyone (obviously not too low because you want the seller to be serious about the bid) but you'd be surprised. Just because the house is valued at the price doesn't mean you have to pay that price.

i hope you're right...FH and i have been back and forth about buying and now we're back to waiting until after the wedding. that would be awesome if we keep waiting and end up getting a house for much cheaper!!

I think this really depends on the area...lofts and condo's going up by me are sold out before they are even done. I had mentioned one place i wanted to check out and theyre all sold, so i mentioned another one that is not far from there and they're also all sold out and have been for a while also have no clue yet when they will be done

Oh yeah you never take the first offer, i think thats the #1 rule...The first offer is usually higher bc ppl always ask for less so the seller will finally come down in price but actually it will be the price they were hoping to sell it at. its all a game

Oh definitely, like LIC was mentioned before. Some places will never see a drop in prices.

There are a lot of foreclosures too because people took out a type of loan that offered them a low payment for the first few years and now that it's almost double, they can't afford it.
