is this normal for a LI home?

Original post by Espo22

Ok dont know why im looking at MLSLI.com but just to look at options, not sure exactly where were gonna move to lol...but im seeing 5-6 bedroom homes for about $400k-500k, i keep looking for other info to see what else is wrong with the place, it just seems so low for a 5 bedroom home In queens i cant even find a 2 bedroom for that much

I might definitely look into LI then if thats the case

I love looking at houses, i searched every home for sale to see if we should do light or dark cabinets for the kitchen, and after seeing house and house going for millions with gorgeous white kitchens with stainless appliacnes we changed our order from the dark mahagony cabinets we originally wanted

yeah see 6 bedroom in forest hills is 2,350,000

http://www.homes.com/Content/ListingDetail.cfm?City=FOREST%20HILLS&State=NY&FirstRec=1&Radius=0&Bedrooms=&FullBaths=&MinPrice=&MaxPrice=&PriceRange=&AmenitiesList=&PropType=%20&TotalRecs=91&PropIdList=56119146,56197130,58750641,52653227,50263505,56119155,56343274,56343294,56343245&PropId=56119146

It doenst look like a 2 mill home

the inside of the home is probably real nice...that one doesnt even look that great fromthe outside but many are SICK, but in that area no matter what it looks like on the outside a 6bedroom will cost that much...its the same as if it were in astoria, imagine a 6 bedroom home and how much it would cost...thats the reality of it now, houses in queens in those areas are very expensive...FH's house is 3 bedrooms and over $800,000

I know so do i, but our interior designer thought it may look to closed and dark, cause we would have dark wood floors, dark cabinets adn dark granite

so now we will have the white cabinets i keep seeing in all those insanely expensive houses, with light granite called ivory chiffon, its gorgeous, with the wood floors
the designer said it would open it up even more

But me and FH LOVE dark wood, so we had to comprimise for the sake of having the house look better

Just so you all know.

My FH is a mortgage broker and althought house prices are coming down right now, they will be even lower in a year or soo. We are all getting married at the perfect time.

Mfh says that when we come back from our HM the proces will be the lowest they have been in years and it will be the best time to buy.

We were looking at houses in west islip that were $450,000 and he said by next year they will be down to $400,000.

I feel bad for all the people that bought the past few years because it is going to be very hard to get back what you paid for your house.

All I am saying is don't rush, things are gonna get even better for us buyers

You are right. I deal in the luxury end on LI but in general the prices are stabilizing and becoming more realistic. Many had an exaggerated view of value of the homes and forget it is market that drives those prices.
Now is the absolutely perfect time to buy, some are waiting for the market to go down further, but to be honest if you can buy now look into it. Because now the interest rates for the mortgages are still very low which make a tremendous difference in the long run.

Check out the house I have listed in Lloyd Neck. (on the website link on the right. I love the view from there (the pictures are of my own photography!)

If you want to check out more luxury properties. Wouldn't we all want a vacation house like this...
House on the coast of Spain
or
How about your own private island

[not mine but I surely wish!!! I want my own island now. lol]

I didn't read this whole thing but Denise it all depends on area you are in and keep in mind the house can be in one town but in another school district.

And realitors aren't allowed to talk about the school district so ask around if you ever get to the point of an offer.

Very true, legally your agent cannot say anything about school district, but you can always your Realtor for websites to look up that information as well.

If anyone needs help let me know, I also worked with several school districts on LI so I know the deal with many & know where to find the stats. Best place to start is the The New York State School Report Card (they have a lot on them but if you know how to interpret them you can get all the scoop on how the school is measuring up.
There are tons of sites out there too to check into this.

That is so true about the school districts. FH lives in Valley Stream and has the Hewlett SD which is really good.

How come realtors can't talk about school districts?
