Ok dont know why im looking at MLSLI.com but just to look at options, not sure exactly where were gonna move to lol...but im seeing 5-6 bedroom homes for about $400k-500k, i keep looking for other info to see what else is wrong with the place, it just seems so low for a 5 bedroom home In queens i cant even find a 2 bedroom for that much
I might definitely look into LI then if thats the case

Just so you all know.
My FH is a mortgage broker and althought house prices are coming down right now, they will be even lower in a year or soo. We are all getting married at the perfect time.
Mfh says that when we come back from our HM the proces will be the lowest they have been in years and it will be the best time to buy.
We were looking at houses in west islip that were $450,000 and he said by next year they will be down to $400,000.
I feel bad for all the people that bought the past few years because it is going to be very hard to get back what you paid for your house.
All I am saying is don't rush, things are gonna get even better for us buyers
FH and I are very excited about this but I'm getting very antsy about waiting!

Re: is this normal for a LI home?
I've become obsessed with houses lately...but I'm having such a hard time finding something I like.
I feel like such a snob - but I immediately get turned off if I look at a house that has a crappy interior. I have a hard time seeing what could be a renovated final product. If the kitchen, bathrooms, or bedrooms are gaudy or ugly I just skip over it.
I mean, I know its Long Island where 'bigger is better' but why does the interior of all of the houses have to be so over the top?
And I cannot fathom spending $800K+ on a house in Queens for only 2 bedrooms that has little to no property/backyard and the next door neighbors can reach out and touch your house. I'd rather pay $15K/year in taxes, commute, have 5+ bedrooms and live out on Long Island. I recognize that isn't the case with all houses in Queens...I'm just generalizing (no offense meant).
(Obviously based on this post I'm going to be renting for the rest of my life. I can't find anything!)

I was looking at some houses and then saw some interiors and the decor was so terrible i couldn't look anymore..that whole show on hgtv is so true about fixing it and even how you decorate can make a difference when selling it.
Of course with money and time you can make it look great but then again also depends how much more money you want to put into the house and also time bc these things can take a long time
it depends where in queens you live, for example many whitestone, malba, forest hills homes have backyards and just about every house in malba has a huge pool and backyard. But also for us its about being close to the city which we need and being close to our families...i also noticed that while prices are going down some neighborhoods in queens prices are even going up or not changing, so the potential of selling your house at an even higher price is more likely

800k doesnt get you as much as it used to, its not an insane amount for a house anymore unfortunately so not like its necessary for a house to be sick, i mean location alone can make the price go up so high and the house doesnt have to be that great

I am the same way!! FH keeps saying none of the houses we look at are going to be perfect we'll have to fix something. But not for nothing, I rather get a house that all I need to do paint rather then replace all the kitchen cabinets from the 1970s! If the kitchen is already a nice wood, what do I need to change except the paint? Or rooms that have all this paneling! Just imagine the work! There are houses out there that have decent interiors, you just have to look. I've come across quite a few in very decent price ranges but FH and I are just not ready to buy.

i live in VS and i like it i am more closer to Malverne. Maybe you may want to look there also?
we bought our house and my father renovated it...and now it's worth more not the prices you see on mls...my mom had our house the market and everyone wanted it bc it's a legal 2 family also...
don't worry bout school districts...by the time kids come along and hit 5 yrs old things may change and may end up being better as they once were...
yeah i like VS, yeah good idea with malverne
Yeah my dad could do all the renovating, well not him doing it himself but like i said before my dad buys homes or apartments and then renovates them and sell it for more. So he can help with that
yeah honestly i am not worried about the school district at all right now...i have time until my kids go to school and this doesnt have to be a home we live in forever, we might want to move after a few years
In Malverne though you can end up in the Lakeview SD and that's not great. The Gibson part of VS is really good. That's where FH lives now.

it really deprnds on the neighborhood. We paid 400K for our 1 bedroom.
yeah i know its by neighborhoods, well thats the case everywhere...i wrote the neighborhoods above...i thought valley stream would be a little more, i guess i was wrong
i live in nassau, always have. the closer into queens, the better price you can get a house for. baldwin harbor is nice, but many would say the 'area and school district' is ehhh. Valley Stream is ok, depends on the area. Once you move east towards merrick, bellmore, wantagh, seaford, massapequa - the prices will go UP!

Re: is this normal for a LI home?
First I just wanted to say that I am getting sad, cause FH doesn't want to look for a house for at least 2 years---but with prices coming down, I might jump on something that I see Anyway--I am also jealous of not having billions of $$$$ to spend on a house As far as the houses in VS and Baldwin Harbour I think it depends on where in VS---s lot of it is going downhill--I live in Malverne and a few blocks away is VS, and that area is very nice I am not too sure about Baldwin Harbour, but like everyone said, look at the school districts and I am not sure if you gals are aware--there is a website, I have to find it that can tell you where child molesters and sex offenders live We know someone who looked it up after she bought a house and found out she was living next store to a sex offender and is afraid to have kids there

My aunt is a realestate agent said it will drop another 5% in April
hmmmm i wonder if fh and i should just keep waiting i mean we'll live in my apartment so its ok lol, he was the one saying yesterday he would just like to stay in my apartment
The market keeps dropping and what FH and I found was that the more we put offers, the more the sellers were holding out bc they think the market is still like a few years ago and want more for the house ( even thinking they will actually get asking price! )
We also found that many home owners are pulling their houses off the market and waiting until it picks up to get more for the house. We got a 2 bed apartment on the north shore for now ( FH lease was month by month and we wanted a place to put our wedding stuff) while we look for houses still....
its hard bc you dont want to settle on a house when if a few months, you might be able to get a better one for the same price!

For that many bedrooms that seems a little low. I live out in suffolk county and depending on the area for that price you can get 4 beds and two baths. But it really depends on the area you want and the school district. On LI is more specific than location, location, locations... it's schools, schools, schools. But generally the better the distrcit the higher that taxes.
Also take into account if it's a newer home and/or updated which wil increase the asking price. I think it's definately worth looking on LI. Try to visit a couple of open houses in nassau or western suffolk to really get an idea. I find the pictures on MLSLI may overly highlight a house or they may not do the house justice.

Re: is this normal for a LI home?
Me and DH are looking at a house but it has to be fixed up. It's in a great town (in NJ) and has a built in pool and big back yard. We figure that no matter what house you buy, if it's not new your going to want to do renovations to it anyway. So you might as well buy a less expensive house and rip it apart. We looked at a house for over $700K and I still would want to re-do the kitchen and bathrooms anyway.

Its b/c of the market and no one is able to sell right now so they go down on the prices. We've looked a few nice ones already
