I would tell her as soon as possible. While your friend is not innocent by getting involved with a married man, I think she should know that this guy is being dishonest with her as well as his own family.
On another note, since this guy and his wife are family friends I would not want your family to be in the awkward position of being fully aware of this guys extra marital affair. I would go out of my way to keep my parents out of the situation since they are friends with this guy and his family.

T I would tell your friend flat out the truth. The last thing you want at YOUR party, is a scene. This shouldn’t be coming out on you and Ronnie’s day. I personally as a friend, would let my friend know what she is doing is completely wrong. I am a strong believer that anyone who chooses to date shouldn’t date someone that is married. I have had a cousin do that. Get involved with a married man and unfortunately she ended up alone. He still had what he started off with: his wife and the kids. Freaking Perv!! However, since she had her own mind and would do what she wanted to do, I stood by her side anyway. I completely disagreed with her relationship but I stood by her side b/c she is my cousin. And when she lost it emotionally and he left her, I supported her. When she realized the truth I really could only say I told you so. That said, I suggest you tell her what you know and your true feelings. If she doesn’t learn the truth now, it will hurt her more later on.

Since you asked for my opinion here it is. I am not going to judge anyone here. None of us knows what goes on beyond closed doors BUT I would tell my friend that you heard that her boyfriend is still living at his home, not going to get divorced and that he just purchased a retirment home with his wife. I would also tell her that I loved you too much to watch her throws so many years away on a married man and that this relationship could destroy a lot of people. And then I would let her make her own decisions. Truthfully, I would tell my friend that her married boyfriend is not welcome at my e-party or my wedding or my home. But that is just me. Now, the look on his face will be priceless if he shows up and your MOH and he see each other. That might be worth it! Then he knows he is caught red-handed and there is nothing he can do about it. I agree with Stef. She may end your friendship, but she will be back after she gets tired of holidays and Sundays alone. Then she will need a friend to lean on as she picks herself up and tries to move on with her life. Or worse yet, she ends up married to this guy. He'll just cheat on her next.

She really shouldn't be causing you and your FH so much anxiety before your party! I would tell her to respect your FH's feelings and leave the drama out of your party and keep the guy away.
