Please Recommend Towns

Please Recommend Towns

I'm looking for 'affordable' towns in Suffolk county, preferably North Shore or north central, that are in good school districts and have moderate property taxes.

Ha, does that exist?

Preferably for home purchase, possibly rental homes. Very eastern Nassau if something falls within the criteria. I have these issues with 'buffer zones' and 'last bastions' which I'm totally not going to touch lol.

TIA!!!

Unfortunately, I don't think there are many, if any, North Shore towns that are affordable. The North Shore is notoriously expensive.

You may want to look into Huntington Station, Port Jeff Station, Commack and Hauppauge. These areas are more affordable.

East Northport IMO in reasonabe...Northport schools are great...if you look into the numbered streets you can prob find a house for less than 400K
If you go to MLSLI search by school districts
Commack is excellent but more $
Harborfields
ohh and Kings Park! very affordable
Smithtown

dont know how far east you want to go

Def. not Commack or Hauppauge... the houses are very expensive and taxes are thru the roof.

I hear ya Elysa. I'm leaving commack for good in June!

I just bought a house in Melville. The taxes are decent, but we probably paid more for the house than we should've. My bfs aunt is our real estate agent. If you want her info I can hook you up. She's a pretty decent lady...as far as realtors go.

I'd stick to Commack, Hauppauge, Kings Park, St. James, Smithtown, and parts of Port Jeff Station

LOL, I grew up in Hauppauge. Both very nice towns with good school districts but far from affordable...

How about Coram, Selden, Centereach, Sound Beach? Not sure how the taxes are in these areas though.

I would have suggested these towns but, they're more Centrally located than North Shore-ish. Plus, if you don't really know the areas you could wind up in the bad part of town.

Def check Huntington. Thats where I grew up! I went to Whitman but Huntington SD is better than South Huntington. Just my .02!

I know what you mean, I grew up in Holtsville and I currently live in Farmingville. I prefer living in a central location as well.

Re: Please Recommend Towns

Thanks for all the suggestions so far...ideally I like St. James, but late 2007/early 2008 was prime market in St. James, beautiful houses in the 300-400 range. Now it's either sh!t boxes or mansions, with nothing in between. I'm at a distinct disadvantage growing up here, because I've been spoiled and coddled and warped haha.

Smithtown, Stony Brook, Nesconset, East Setauket, Setauket, South Setauket, Poquott, Port Jeff, Northport, East Northport, Kings Park, San Remo, Dix HIlls, Greenlawn, Huntington...I'm scouring everything, to no real avail.

Some neighborhoods we drove through actually made me start crying. We were in San Remo the other day and I kid you not, a house had a life size mannequin of D i c k Tracy in the window with a gun pointing out at the street. That's when I lost it. And if you've ever been in San Remo, it's creepy as hell in there.

No offense if this was anyone's house here. Just I prefer my neighbors not to have guns pointed at me.

EDIT: apparently you can't say the name of a comic book detective...

The amount of money you will drop on a house in the Stony Brook/Setauket/Port Jeff area will make you weep. Also, not worth it IMO. It's almost like buying a house in Belle Terre. Port Jeff Station has some REALLY nice houses at great prices. I've been checking the MLS site for houses and right now it seems like the best deals for NICE homes are in the mid central suffolk area. Holbrook, Holtsville, Farmingville, Selden, Centereach, etc.

Good luck!!
