RP- good parts of Massapequa/Farmingdale/ Levittown?
My sis & BIL are looking for a house, they currently live in West Hempstead and are searching for a descent sized house hopefully under 450K that most importantly is in a good school district for my niece.
They're looking into Massapequa, Farmingdale, Levittown and Bellmore.
Where are the good schools, and quieter parts of these neighborhoods?? Any recommendations would be great!! She's doing some research too, but I'm just trying to help her out. TIA!!

I would recommend North Massapequa...school district is Plainedge (one of the best in the nation)

Totally agree on Plainedge school district. I'm in Farmingdale, which some parts are Plainedge schools. I love where we live and there are plenty of houses around us up for sale. I wish we could afford it right now.

me too...after our wedding, we are moving to South Carolina, it is just tooooooo expensive and hard to stay in NY

Plainedge is an excellent school district. I live in Massapequa south of Merrick Road by the water so it is more expensive but it is a really nice area and there are a lot of houses on the market and prices are dropping.

That is why we bought our house last year in N. Massapequa, Plainedge is an amazing school district and our home will have good resale value!!!

Before I was married I lived in Massapequa Park and was zoned for Farmingdale. I do not reccommed the Farmingdale school district.
Plainedge or Massapequa are much better.

I'm a Massapequa girl....definitely stick to North Massapequa or just Massapequa proper within the Massapequa or Plainedge district. I went to Plainedge. I think Massapequa is a better school system though....my niece and nephew go there. You can't go wrong with either really.
My sister left Farmingdale cuz she felt it was going downhill as far as a school district...
Levittown really isn't all that bad,...but Massapequa I think is the best of the three...

i would definitely agree with North Massapequa/Plainedge SD... i live in Levittown with FH's family, and FSIL went to Levittown Schools, which are decent, but not the best. Bellmore is good, but some of their schools have gotten a pretty bad rap lately...

NY is becoming way tooooo expensive. My FH and I rent and the rent is getting out of control. We are seriously considering moving out of state after the wedding.

are they set on only those 3 towns? Wantagh also has good schools and the parts not by the water are fairly affordable. I don't think Levittown is as good school-wise as Massapequa and I've read about a lot of gang activity in certain parts (no offense to anyone who lives there!).

I agree- if I had to choose my first choice would be:
1. Plainedge 2. Massapequa 3. Farmingdale
I mean, F-dale is not awful-- it's just not rated as high as the others and personally, I wouldn't be crazy over my kids going there- I would rather them be in a better district (ratings wise).

Levittown is divided into three main areas. I would recommend south of Hempstead Turnpike. MacArthur is probably the best high school in the area in regards to test grades and general student population. And I have heard nothing about gangs as another poster mentioned. At least not in my area and my two siblings attend the middle school and high school.

I totally say go w/ Pequa. Just becareful to have her pick a location North of Sunrise....its safer in the event of a hurricane...everything south of sunrise will be flooded in a category 3 or higher. Plus the water table is better so the basements won't leak as often.
FH is from Massapequa Park. If I had my choice, I'd move there in a heartbeat!!
