So frustrated
we are willing and able to buy (have been pre-approved, flexible in re: closing time, have A LOT of money to put down and have a very generous price range) BUT can't find a house.i am beginning to think that i am WAY too picky and should budge on some of my must-haves, but at the same time why should i? a home is a huge investment and i don't want to have buyers remorse in 6 months.
i am honestly at the point where i am going to start knocking on doors asking if the owners are planning to move in the near future.
anyone else feeling frustrated?

perfect example. this home is in our price range, the SD that we want, a colonial (4br 2.5bths), cac, fireplace, full basement, 2 car garage and 1.14 acres. we would like a pool, but that is easy enough to put in.House
HOWEVER, it is located on a busy intersection and right next to the train tracks.

Wow that is within your price range?I definently wouldn't buy that house either in a busy intersection. You need to think about the future kids you are going to have.

You have to figure out what you're willing to sacrifice and what you really 'must have'. Chances are, a home is not going to meet all of your criteria.I wouldn't consider a home near a busy road either for many reasons, one being resale value. The others being child safety, noise pollution and traffic.

I went through the same thing and it took me years to find something. I finally just put an offer on a house, and believe me, it's far from what I expected to buy. You have to seperate your needs from wants. That's what DH and I did and I hope to not have remorse either. Definitely don't do the busy road thing if you're willing to spend $$$. You'll find something. Don't rush into something, but don't expect to find the perfect home either. There are certain things you'll have to change to make 'you' when you move in regardless of where you move bc no two people have identical tastes. Are you restricting yourself to Northport-East Northport? If not, let me know and I'll let you know of some great houses in great school districts in your price range. (Can you tell I've been looking 4ever?) Good luck!

I like the first kitchen in that house, matron.I see you got married at OL of Ostrabrama. I was a BM at that church years ago. Do you live out on the NF?

No, DH and I had one of our first dates at the wineries, he proposed at a winery, so we continued with the theme and got married on the north fork on a vineyard. We got married at OL of Ostrabrama bc of it's close vicinity to VC. I love it out there. DH & I almost moved to Wading River, but he lives in the city, so we decided last minute against it. One day ....

thanks for the advice. we are definetly limiting ourselves as we are only looking in northport/fort salonga. we are willing to be flexible in re: cac and pool, but not on the following:- located in a cross-street neighborhood
- colonial
- 4brms
- 2+ bths
- EIK
- Den
- FDR
- FLR
-.50+ acres
as long as the basics are there, we don't even mind if the house needs work.

we have seen that home. it is located on little neck road (busy), needs a ton of work and IMO taxes are too high

i don't know what else to call it. a neighborhood w/ connecting streets. not just a cul-de-sac located off a main road.since you know the FS area
ie:
vets hosiptal neighborhood
valleyview drive area
wayne court area

We looked for 1.5 years ~ so I feel your pain. Don't worry you will find somethinG! Don't settle!Edt: We were also only looking for an old victorian in Babylon Village so that was part of the problem. Maybe you can expand your search?

I grew up in Npt. and I am there all the time - I will keep my eyes peeled for you.I was the same as you - I live in queens now, but growing up in Npt. made me VERY picky about the house we bought - couldn't be near a busy road, HAD to be super residential, had to have a yard, had to have a flat driveway, at least 2.5 baths, big master bedroom with a bathroom, big dining area, etc....
Growing up in queens, my husband didn't care about any of that stuff. But I didn't budge - and sure enough we found the perfect house a few months later. (Although we were very lucky because there are no other houses in our area that have been for sale since then that we would have bought.)
It takes time...and Northport is a tough area....so hang in there - make a list of what is the MOST important to have to the least important - that will help when you see a house that you like.

Dh and I looked forever. We ended up having to scrap some of our 'Must Haves' because times just became too much of an issue. But I don't regret it though.Best of luck to you in your search.
