I want to add don't go over your head..get what you can afford..start off small and then save...it's worth it and less stress..too many people try to keep up with friends and that's basically why America is in it's current condition...keeping up with Jones'
Big houses are not what make you happy, a good marriage is and that is work.
ok off the soapbox
BTW: I think LI taxes are INSANE..this is why we are staying in Queens.

the property taxes are the reason why I want to stay in Queens and not move to NJ or LI .. this whole process is stressing me out... as if you also close before June 30 2010 you can get the 8,000 back for first time home buyrs or 6,500 for the second time buyers

We applied for the credit since it was our first home which was really helpful. And definitely stay within you're budget. Know before you even start looking how much you can afford each month and don't look at houses beyond this. I also think that we have a bunch of friends who pay over $2k for their one bedroom apts in the city so even though our monthly payments are a little more we will make money when we sell the house and buy something bigger whereas they're basically loosing everything they put in.

the credit is 10% of the purchase price up to $8,000. so in order to get $8,000 you have to purchase a home for $800,000.
same with the $6,500 credit. its 10% of the purchase price. & you would have to live in your first home for 5 consecutive years.

Do your math again... you need to at least buy an 80,000 home to get the full 8k.... And that is easily done on LI
