Problems in the real estate market are going to get worse -- much worse -- before they better, experts say.

Home prices will keep falling and foreclosure rates nationally will keep rising at least until the end of next year, they said. And some predictions contend that the market won't right itself until 2010.

'We are going to have a huge correction,' said David Olson, president of Wholesale Access, a mortgage research and consulting firm based in Columbia, Md. 'There's going to be a lot of pain.'

Government officials have offered many proposals to help struggling homeowners with subprime loans whose rates are scheduled to increase. Some industry observers, however, question how useful these measures will be, noting much of the legislation is bogged down in Congress. Before they take effect, some borrowers likely will have to give up their homes because they can't keep up with the payments, experts say.

No one knows yet the extent of the problem. Just last week, Goldman Sachs published a report predicting home prices will fall an additional 13 to 14 percent over the next three years. And, the report notes, the peak of subprime mortgage rate resets won't come until March. In that month, the interest rate on $42 billion of mortgages will increase, straining the budgets of many homeowners.

Subprime adjustable-rate mortgages are largely to blame for the current housing mess. Borrowers were able to purchase homes because these ARMs carried super-low interest rates at first. When they adjust, many homeowners may not be able to afford the higher monthly payments, leading to a spike in defaults and foreclosures.

Nearly 150,000 subprime mortgages are scheduled to reset each month through the end of next year, according to the Federal Reserve, causing the typical monthly payment to rise about $350, or 25 percent. Goldman Sachs, meanwhile, predicts that losses on outstanding loans could balloon to $400 billion, though some experts feel that number is too high.

The most effective tools to help struggling homeowners will be those that aim to refinance them into mortgages they can afford. These tools include encouraging lenders and borrowers to negotiate or expanding refinancing options through the Federal Housing Administration or state efforts, said Keith Gumbinger, vice president at HSH Associates, a publisher of consumer loan information in Pompton Plains, N.J.

Some of government proposals address this issue, and lenders are now stepping up efforts to find homeowners who may be in trouble. Just last week, mortgage companies and housing counselors participating in a White House-backed effort called Hope Now began sending 300,000 letters to at-risk borrowers with offers of assistance.

'The hardest thing is to make the borrowers most at risk fully aware of the risks they face and aware of the opportunities to help ameliorate that risk,' Gumbinger said.

For the most part, however, experts say the country will just have to ride out the troubles in the market. Housing prices should stabilize once they come more in line with incomes. Foreclosure rates should stop soaring once the surge of resets on adjustable-rate mortgages passes.

'We're just going to have to wait this through,' Olson said.

LI may have higher teacher pay, but they only like to hire first years or teachers with no more than 5 years experience, because they don't have to pay them more. So a teacher with 15 years experience will not get hired if competing with a 3rd year teacher. I know ladies who this happened to.

In the past few years NYC teachers have gotten raises so I don't think there is a big gap as before

Yup, very true. In fact, I was one of 33 applicants for 4 positions in the district and 28 of them were experiencec NYC teachers......I was 1 of 3 hired straight from college.

The only thing they dont mention too is the taxes in LI. The houses may be going down in price but the taxes arent.

It's crazy how they keep going up and up....and to add, town taxes are a killer too!

omg yeaaa that is so weird!!! i never heard of town taxes til we started looking in LI.

Where on LI are you looking Kathy?

garden city, manhasset, east hills, great neck ....everything is still so super expensive there and they sell the decent home immediately!!!

when I was looking for a house most of the houses in good to great condition always sold for around asking price. My friends just bought a house for much less than asking but it is a house from the 70s that was never updated. Lots of updates needed.

This is exactly what I just wrote about in the other post. My Fh being a mortgage broker says to try and wait till next year to buy cause the prices will be even lower

Yeah that is why i decided to wait to buy a house.

I am not surprised because I see people buying homes that they really shouldn't be buying. Its unfortunate and sad that so many people are losing their homes but they got themselves in this position. I am sure we all know somebody like this maybe even a few people and sad to say but i am sure there are people on this site who have done the same thing who knows. A couple will fall in love with a house and they want it so bad that in their heads they'll try to work things out and figure out a plan to get it. They'll take out HUGE loans, and think to themselves oh if we sacrifice a bit and dont spend alot we can afford the large mortgage payments but life happens and unexpected things come up and if youre living basically paycheck to paycheck its a bit hard when unexpected things come up that you have to put money towards and that takes away from your money towards the mortgage...Then they'll refinance but that means more money you'll own, higher payments and its really not a way to live. Thats why you have so many homes foreclosing because of unrealistic dreams. And TOOOO many people jumped at opportunities for no money down which sounds great when all you think about is getting that house but its such a bad idea, for the first years all you'll do is just pay off interest your mortgage payments won't even cover the actual mortgage so not like your paying all this money and your not even really paying off the house yet. Plus the payments are so much larger but couples say, well who has the money for this down payment well then that means DONT GET IT

Yup....I agree. People shouldn't buy just for the sake of buying...there is so much more than a DP on a house. We've changed and updated almost every aspect of our house..right down to wires and pipes! None of it had to be changed, but what better time to update then before moving in..ya know? I think that people should really map out all of the potential costs of buying a home. Nobody will ever just move into someone else's house and call it their own.....there is always room for change!

YUP so true, thats another big thing and what my friend was even saying about a home. Not only the payments but also alot of couples do renovate sometimes just because they want to but many times because it is necessary. There is alot more to maintaining a home and the responsibility is all yours.
