THE GREAT DEBATE, To remodel, or to sell and move up?

THE GREAT DEBATE, To remodel, or to sell and move up?

I really have no idea what do to, everytime we talk about fixing up our current house to sell, we debate about putting the work in if we are just going to rip it out next year and remodel. Then, we will see a house we like, and want to hurry and get our house ready for the market, so we could be in a position to even look at it, and make an offer. Our problem is we have a 1/2 an acre right now and we love our privacy, the house is just TOO small. Have any of you priced big remodel jobs, and dealt with this debate yourself. What conclusions did you come to?

The coordination of it all just seems so overwhelming, so we continue to procrastinate!

If you're happy in your house except for the size isn't it the easiet to build up and out? That's what so many people in my neighborhood do - they take a home equity loan and build an upstairs, redo the kitchen, etc - all for much cheaper than buying a new home

I agree..If you have the space and you enjoy your privacy, build up and you will be more happy because you can design the house the way you like it.

If you love your neighborhood and schools stay there and do the work. If you go buy another house it will be exactly what the previous owner wanted. If you do the expansion/remodel you'll get things done exactly the way you guys want it.

I've been searching the words CAPE and REMODEL on HGTV.com and seeing lots of possibilites for the house we are in the process of buying. Maybe search your type of house along with the words REMODEL or EXPANSION. There's a show called 'before and after' that showcases a lot of different houses.

Awsome thanks for the advice!!! I will check out that website.
Really the only thing holding me back from redoing my house, is the basement, the ceilings are barely 6'5', My FH is 6'3' rendering it pretty useless (except for our junk and laundrey) and...I love vaulted ceilings, but its a little old cape...however, the idea I came up with may-be I can get one in the master bedroom. I guess I really should just stop whining and go talk to an architect , get a price and make a decision. I do love Port Jeff very much, not in any hurry to move outta there!

you can re-do the basement to allow for higher ceilings if the town allows it. It is a little costly and a bit time consuming though.

We cannot go any deeper with our basement b/c we are already hitting the top of the water table.

this is a great debate, and a tough decision. we have spoken to a few people who say that in the end its almost cheaper to rip it down and build a whole new house i dont know how true that is though. i can tell you that dormering can be very costly, usually starting at 100k++ if you choose to go out instead of up, i believe your taxes will increase even more. i would get a few estimates, see even what your options are, then consider the cost of the renovations and increase in taxes. you may find it more cost effective to buy a house that already has everything you want! I guess I am no help as i am as torn as you in the same situation!
