Next step is to get an engineer in there ASAP as well as a terminte inspection. Good luck!

Re: Whats next...
Once our offer was accpeted, we went into contract. The contract is not binding until both the buyer and seller sign it. After the contract, there is a home inspection -usually followed by the buyer putting in a repair request (the buyer requests the seller to fix certain items that might not have passed inspection i.e. repair the roof, replace windows, etc). By the way....just because a buyer puts in a repair request doesn't necessarily mean you get everything you request.
Good luck to you....

After we made the offer and it was accepted, we got an engineer down to the house before we went into contract. 1 week after we made the offer we were in contract and then all of the paperwork and approval process starts. (the headaches)

Yes definitely get the house inspected before you sign the contract. There could be a major problem and then you cannot get out of it once the contract is signed. After the contract is signed look for a mortage broker or check out mortgage rates from different banks.
