In fairness... lawyers can't control the speed (or slowness) of a title search. They can only order to have it expedited. Its the town that takes forever processing the title.

But yeah... lawyers _____ in general. Look at it this way... if lawyers didn't all _____... then we wouldn't have all those great lawyer jokes.

My seller's attorney hasnt called my attorney in over 2 weeks, even though he leaves a message everyday.

I called the seller asking what the he11 is going on, and telling them that their lawyer needs to get on the ball...

Generally the title searches are mailed out within about 2 weeks from the date the buyer's attorney orders it with the title company. (unless the research is very complicated) However, in some jurisdictions the CO's take a very long time. (The Town of Babylon is VERY slow. It takes 4-6 weeks for the town to process it.)

O I hope there are exceptions to the rule because that is what we are waiting for and of course we are in the Town of Babylon!

Our attorney is fantastic & had the complete title report in 2 weeks. The seller's attorney is dragging a little bit though

ETA: We are moving into West Babylon

It's faster when the homeowner/seller goes down. However, the banks usually want the search completed by a third/disinterested party. That's why the title companies order the search from a research company. (I know it totally suks. ) But if the bank doesn't know that the homeowner did it...

If you're buying in the Village, they are faster. (The Villages have separate records/officers from the Towns.)

Our title search and bank appraisal took a while. And the sellers' attorney was slow.
