We are living in Northport. Not the same area as you, but it was SO frustrating because there was literally nothing that we wanted. But we just stalked MLSLI every day and eventually found something. Don't give up hope!!

I wouldn't use the realtor anymore, you can find your own place and not pay the ridiculous brokers fee. Keep stalking craiglist, mlsli and the newspapers. You will find something it just may take some time. If you keep using this realtor she will show you a place out of range and I bet you if your FI is anything like mine ,he will fall in love with it and it'll start arguments because its more than you want to spend!

have you tried hotpads.com ? Its my secret addiction and its where I found my apartment in the city. I just signed a lease and I keep looking at the site. I have never used it for LI, just the city but its a great site
