Can I Ask A Question?

Re: Can I Ask A Question?

FH and I are buying a house with the money his grandmother left him when she passed away. We are able to put down 20% and pay for our wedding.

I was lucky enough to enter into a situation where my DH already owned his own home and I basically just came in and took over.
Seriously though, DH's father died when he was 8 years old so he got a small sum of money when he turned 18. My DH was a very mature 18 year old and when he got that money, he put it right into the stock market and made some money that way, which helped him buy his first condo. He then sold the condo and bought the house we're in now.
We were struggling paying for the wedding and our mortgage at times so I have no idea how other ladies are doing it out there....but like other people have said, everyones situation is a little bit different.

I really am curious to know and do not want to start any drama from this thread, I just truely would like some info onit.

How are so amny of you girls buying houses while you are paying for a wedding?

I mean My fh and I both make pretty good money. My fh is even a mortgage broker and has a ton of hookups. We will be buying a house shortly after the wedding but there is no way we would be able to afford buying a house and the wedding.

Are we doing something wong? Is there a secret I should know about? Things are so expensive on L.I. it really stinks.

Again I truely do not mean to offend anyone and if i did I am sorry.

OMG I was wondering the same thing. Im in your boat, FH and I have lived together 4 years and paying rent hasnt allowed us to save to BUY a house especially while trying to pay for the wedding.

Things are so expensive on LI, FH and I did purchase our hosuie 5 months ago and have done a few major home improvements and while it is difficult we planned for this for sometime. We saved a ton of money over the course of the year before we got engaged and I had made some good investments. Timing is everything, you have to do things when they are right for you...

I'm getting a house pretty soon (we just put an offer in and they accepted) so if all goes well (fingers crossed) the house is ours, and this is before our wedding. Me and fh have both saved a ton of money for a while (4 years +) which is why we have a downpayment already available..and my parents are paying for the hall, my dress and accesories..so this helped us a lot as well. I also really don't have any debt (no credit card balances, I just payed off my car loan, and i owe alittle to school)..if not for these things..i don't think we'd be able to buy a house with the cost of the wedding...so don't worry your not alone..things on li are crazy expensive!

I guess maybe its different if you don't already live together. Because your options are buy before the wedding or start renting and hope not to get into a renting slum.

FH and I have rented for almost 4 years so we haven't been able to save as much as we could if we lived at home.

definately another reason!!! i've been living rent free, with my parents!!! so i was able to save a ton of money!

yeah it def depends on situation....fh and i are pretty much paying for the wedding ourselves..we have help on some of the smaller things but the hall, photo, video, dress, many other things lol we are paying..and we have been living together basically since we came home from college so we werent able to save money living at home..because we were paying rent..sooooo basically there is no house in the near future for us oh well ...maybe we will win the lottery lol

Re: Can I Ask A Question?

i wonder the same thing and have been wondering about this today especially. Fh and i were looking at houses and apartments today online for a while, and houses that are like 500-600k and up which are most of them, the mortgages are about 3k, some a little less and some more. I think about whether i want to spend that much and honestly i really don't want to pay 3k a month. We could if we wanted to but i also don't want to sit here and basically put most of our money into a mortgage and not be able to do alot of other things. For our newlywed life i want to travel and life a bit of a different life.

And i dont know anybodies situations on here so if please don't get insulted and thinking its about ppl on here, im talking in general, and if this isn't you then no reason to get mad. BUT honestly alot of ppl do get themselves in situations they really shouldn't, the market is what it is because ALOT of ppl got in over their heads and took on more than they can handle, that is why houses are foreclosing left and right...i understand how it can be when you see a house you REALLY like and then say ok lets just get it and we'll work it out somehow, and in their heads they'll say ok we'll put in alot of our paycheck towards the mortgage and we'll just sacrifice with other things but it will be fine, problem is things can always happen and you never can prepare for these things and one little thing can really throw you off track. I've seen ppl who do this and think everything will just work out but many times it really doesn't.

Today i found this condo and once i saw it there was just something that drew me to it and really made me think OMG this could be it, this is after seeing hundreds and not really saying this...i showed it to fh and he LOVED it and said to go see it soon...Its a real nice condo, nice neighborhood and good price plus the monthly mortgage payments are great and honestly its perfect for just the two of us in the beginning. I saw other ones too that would be more but this way we can travel, we can live a bit differently.

I wouldn't be able to pay $3000 a month either. Our house is nowhere near $500,000. We still are going to be very tight with money but it's only a bit more each month than if we were renting.

Re: Can I Ask A Question?

FH found a house last December at a great price and its two family. So we are receiving rent from the upstairs but are paying the rest of the mortgage and the wedding on our own. We have been saving a lot more than we used to. We just needed great credit, a decent savings account and paying jobs. I dunno...We've done the numbers and realized that we would be able to afford all of this at this time.

the problem is that we've been mostly looking in queens and in certain neighborhoods in queens and honestly finding anything under 500k is hard, if there is anything under that then it is probably very small, needs ALOT of work or just something wrong. For now we either want to stay in queens or the beginning of long island, we need to because of work. if we look in the 300-400 range the only thing we find are apartments in queens.

We dont plan to rent, we want to buy a condo, today i narrowed it down to about 5 apartments to look at soon, one of them is also a 2 bedroom duplex, so the 2nd floor helps and its a great size and the mortgage payments come out to $1,050 a month and its in a real nice area and the apartment is in great condition...so when looking at this for us it just works out better since it would be even cheaper than renting in the same area lol which is weird

Nope...you're not doing anything wrong. We're paying for our wedding vendors and we both make good $$ but we still don't have enough for a house. My FH works in nassau (about 45 minutes from his house and mine) and i work around the corner from my house. Thing is this...im getting a new job (definitely) starting in August 08 (2 months after we get married). I definitely have the job, im just not sure if im getting placed in nassau or suffolk. If i am placed in Suffolk then we will buy a house in my town that i live in now, if not we will be buying a house in western suffolk. For us it doesnt seem practical to buy a house until we know where i will be working. Plus $$ is too tight right now!

Wow, that really is inexpensive. Good for you. Our house is less because it is further out in LI. It's in Nesconset. I definitely need to find a new job because as it is, from FH's it takes me 2 hours to get to work and if there is an accident I'm screwed.

it would be easier if we can move elsewhere in long island but my commute is long enough as it is and to move further would just become too much and it would also be very inconvenient for fh to get to his job. I wish houses were less around here it would make things easier lol.

For some reason fh didn't like the duplex that much lol, there is one that both of us like the most and its a condo for sale and the mortgage payments would be about the same though.

But i'll also say that even when we were looking at houses i kept saying i would like to live in a nice condo in the beginning...everybody is different and wants different things...some want kids right away so a house is something they definitely want, or some just want that...I kinda dont want to be too domesticated in the beginning lol...so everyone should just do what is right for them.

honestly there are many condos and co-ops you can buy that your mortgage will come out to that much and real nice apartments too, definitely look into it.

what are you looking to live in...i can show you some apartments that the mortgage will come out to about that much each month...some are in buildings with a pool, garage, balcony, 24 hour doorman and other amenities
