CASG - FIRST TIME HOMEBUYERS GRANTS

Casg

You indicated in an earlier thread that you had experience with first time homebuyers grants.

Could you please explain how this works? I tried doing some research on line but got mixed signals regarding income and purchase price thresholds.

Is there an income threshold? What about a purchase price threshold?

I'd hate to think I missed out on a free grant because I didn't educate myself enough. This may be too late for me but not for some of my friends and family who are looking to buy their first home. As well as some of the people on here who are doing so as well.

Any help would be appreciated. Thanks.

Re: CASG - FIRST TIME HOMEBUYERS GRANTS

Well Us agents and brokers dont give this info out for FREE

giving you this info would put me out of business even more then your FSBO people have

MY point is there are ALOT of positive reasons to hire an agent. ONE they tell you alot of info that you really dont know. Like getting money as a first time home buyer.

A customer of mine got 10,000 for being a first time buyer.

You as my customer I WILL tell the SOURCE.

I will tell you that if have brought your home all ready its too late.

I think I made my point

good luck

I worked very extensively with an agent and gave him great business from myself and friends and he didn't mention squat about any grants.

I thought we were here to help each other too. Thanks Marcella!

you didn't want to say where to look, who gives the grants, where to apply?

this is a wedding website, yes, but each forum represents each chapter and phase surrounding the wedding, before and after..

We are here to help each other.. that's all I'm saying..

Thanks, Marcella. Your link is the web site that DH and I found when house hunting. I must have deleted it from my favorites and couldn't remember the url to give to one of my co-workers.

It also helps to ask your mortgage broker or lending institution rep for info. about low down payment loans. There are lots of ways to work the numbers, and a good broker/rep will know them. Ex. we didn't realize that we could take a distribution from a traditional or from a Roth IRA (Roth, as long as open for 5 years, is income tax and penalty free).

I don't know if a traditional agent will necessarily assist with this (none we worked with did). They are agents for the sellers, and need to work for the sellers best interest. You may want to look into using a buyer agent. We didn't, but friends have had good experiences with them.

Marcella

Casg - When I was looking for my home on LI 2 years ago, not one broker I came in contact with offered any of this information. We ended up buying a FSBO which was always my preference. There are PLENTY, and I mean PLENTY of unethical, unaware, uneducated RE salespeople/brokers out there. Let's face it... a 45-hour class and a simple state exam make it pretty easy for anyone to get licensed.

BTW, I was/am aware of some of the grants - most of which are HUD sponsored and all of which my DH and I were 'overqualified' for. However, as Marcella said, it's a nice feeling to be able to help someone... even if you're not making a buck.

FYI - I'm a licensed RE broker and I worked in Manhattan res RE for 8 1/2 years up until last June . Now I'm on a well-deserved leave.

Re: CASG - FIRST TIME HOMEBUYERS GRANTS

listen
all i was doing was making a point to

he had stated that he was just as educated in buying a home then any agent was

and well hes not
he didnt know about grants let it be if he was qualifed or not he didnt know it

and there are SOME agents/brokers that would have informed him of that

I have been around RE for 25 years I know how it is

AGAIN I WAS JUST MAKING A POINT TO HIM

and if you read my post i do help people

in this case I WAS JUST MAKING A POINT

think of it as you wish

I totally agree, I ran into quite a few when I was home hunting!!! I do not trust real estate agents or mortgage brokers.

I hate it when unethical agents ruin it for the rest of us by letting people think this way.

Don't get me wrong, there are plenty out there...when I first started an agent in my office actually stole a listing from me...she's an old hag.

I just wish people would understand that it is such a cut throat business and that there are some 'good' agents who only want the best for their customers.

I worked 6 months with a realtor and in the end all he cared about was his commission. In the end I found a caring realtor who found me the right house in a week!

Casg sorry but it is very obvious that you are a real estate agent. While some of the girls on here are real estate agents they offer their opinion and because they are informational and accomodating with information people approach them for business not the other way around.

Re: CASG - FIRST TIME HOMEBUYERS GRANTS

I think it is wrong to think I am not nice or selling you. I am speaking my mind as a Accounting Rep at a center for disabled people. and a agent

If someone came on here and said the person who redone her kitchen floor it came out bad and said ALL people who redo floors are bad and dont know how to do them or they do it wrong. Would not be a true statement.

Just as all of you think that ALL agents/brokers are bad people and dont do there job right is not right either. b/c of your bad experiences with them
I would say this if i worked at 7-11. Cause you had a bad expericence with a few people in the RE industry not all of them are like that.

For me to feel that way does not make me not a nice person
None of you know me and for the record this is the first time I am being thought of not a nice person because i disagree on something.

I disagree with you all and I never thought of any of you not being nice

I do my share of help around here
that i try to make a point and not help someone in the same post i didnt think that was against the rules.

sorry if i upset any of you that wasnt my plan for today.

this is all started b/c someone told someone to buy a fsbo and I educated then alittle about doing so becareful when going in the home. and tips i have learned etc....

So if you think hard I WAS HELPING
