Congratulations! We move into our new house on the 25th, so I know how excited you are .
After going to contract, you have a home inspection done (and we did Radon inspection too). You tell the homeowners what you want fixed (through your agent) and then they come back and say what they will and won't fix. After you agree on that, then you pick a closing date. We financed through our real estate company so they walked us through the loan paperwork. The rest of the stuff I'm sure you already know about (like homeowner's insurance).

From contract to closing I'd say was about a month, maybe a little more. Even though we closed at the end of last month, we're not moving in until the 25th because the sellers are renting back for a month.

Congratulations! That is amazing news!!!

After we got the contract back and the commitment letter, there were a few things the owner had to take care of (like fixing a termite prob in the garage & splitting the cost to 'abandon' and oil burner beneath the ground). It took a few weeks to get this all agreed on and we closed about a month later (March 7). The commitment letter from the bank (and any additional paperwork needed) is really the big hurdle.

We have been doing work on the house ever since and will move in the Friday - so about 5 weeks.

Thanks Annie and jennyg. We actually already went to contract and had the home engineer come and check it out. We now just need to gather some things for the commitment letter. I am soooooooo excited!!!!!!
