So frank and I saw a house last week and I am still in shock about it and I thought I would post it.
I went to see a house on Willow Road in franklin square which is in the dogwood park section and its the morton ranch section which is VERY nice.
So we look at the house and it look really nice I actually fall in love with it.. then the problem begins.. we go into the basement and the washer dryer and boiler are on 3 feet slabs. and the wires are being held up by string as not to hit the floor.. the concrete agains the wall for about 1 1/2 feet is FALLING APART.. the foundation does not look good (frank used to be a mason so he knows about that stuff) and then there is this GIANT sized shop vac in the corner.. So we say to the agent, wow looks like a MAJOR problem down here and he actually has the balls to tell us that this could probably have only happened once (flooding) and they did this to be safe!! so what hes saying is people put BIOLERS AND APPLIANCES ON SLABS AND TIE UP ELECTRICAL WIRES TO BE SAFE? IS HE FRIGGIN KIDDING ME?
Then he has the nerve to tell me that the house is 389K and the owner will go down to 360K. And this is for a house that is old and the appliances are older than me..
Suzanne...I'm sorry that you are having such HH issues!!!
I'm glad you noticed the basement...b/c wtaer damage stays with the house for insurance policies...
don't pay for oher people's mess ups...
I thought you were going to start looking a little more east?

Re: House hunting vent.
This infuriates me!
My MOH is selling her house upstate and is in mint condition but her real estate agent is telling her to mop the floor everyday, vacuum, etc. There are houses that are being sold like what you described and she has to worry about dog hair! I know this was upstate but here on LI, we are so used to such crap, and people are getting away with that and some sucker will come along and BUY it!
s to you Suzanne!

Thanks ladies!!! I cant believe what people are trying to sell and for the prices.. They acutally list this under excellent condition
This is partly the reason to look out east, especially for franks commute. But we are not 100% ruling out franklin square.. If they call us to see something we will go see it..
but here is some examples.
this one is 289K
and this dilapedated piece of doggy do is 329K!!!

it is totally frustrating but in this market they can get away with it. What you noticed in the basement would have been picked up during the inspection anyway (unless it did happen to be an isoloated incident) Sounds like you may need a new realtor. If you don't like this guy or his answers then get rid of him!
As for old appliances and houses that need work....comes with LI and the convenience to the city. If you could get a house for $360 in Franklin square you would be lucky.
By no means does that mean you have to settle (or should deal with weekly floods ) But if Nassau is what you want be prepared to pay for it. We looked for about 9 months and saw lots of crap. Our house will need a kitchen and bath. New floors and lots of cosmetic stuff and the basement isn't finished. But we wanted to be close to the city and I love what we found. But it didn't come cheap.
It takes time. You will find the right one!!!

What other neighborhoods are you looking in? I can ask my dad if his office has anything in Franklin Square. FM me what your range is. He sells realestate in Floral Park but they get listings in other towns.

Suzanne. Sorry for all the headaches you're having. Maybe you should look for a new realtor? You will find houses like this in this market. One house we looked at was mint condition upstairs and when we went to the basement it was full of MOLD. When DH mentioned it, the realtor had the nerve to say 'oh yeah I think the walls may just need some cleaning.' Yeah right. Keep looking Suzanne!

Re: House hunting vent.
Hi Jen I sent you FM.
I dont mind having to do some work myself.. I would put in a new kitchen and bathroom,. rugs, windows, ect.. But i have seen ALOT of houses with Mold in the basment and MAJOR water damage that would cost THOUSANDS of dollars to fix.. that i am not interested in.. especially if the mold penetrates the second floor then you have to rip down all the walls..
The realtor acutally said to get a inspector in. but i told him the damage was OBVIOUS and i cant afford at 500 bucks a pop to get an inspector in at every house, esecially since the damamge was so clear..
The realtors that i am looking with are unreal.. one of them from a very FAMOUS company acutually bad mouthed everyone in the office.. he was a nightmare...

Re: House hunting vent.
how annoying
Just out of curiousity - was this the seller's realtor telling you they'd go down to $360K? He shouldn't be saying that! They're not supposed to tell you anything like that - they're supposed to go to the sellers with your offer and see if they take it.
I wouldn't trust anyone trying to be sneaky - there are way too many other agents out there!

Re: House hunting vent.
soory to hear about your expereince but it is not unusual. Dont sign up with any one realtor ...drive around in the neighborhoods...call the realty companies that have the signs, and then set up an appt to see the place.
Glad your hubby and you saw the basement...my dad was a masoner...and I actually did a LOT of work alongside him...So I, too, could see with my eyes what was major damage...and how quickly the realtors signed off on it. Burned my britches! Either they are out and out lying or they JUST DONT KNOW. either way...as frustrating as it is, keep looking and dont settle. You will find your home...
we did altho it was about $30.k more than we thought we could afford..but all appliances ( modern) were included and all light fixtures- Nice ones! ...and all window treatments. so we figure if we had to BUY that stuff we just would break even
best of luck to you

Thanks ladies..
Teri, yes the realtor said i think she would accept 360K and thats not the first time.. the last one said to us that the seller is REALLY REALLY motivated and that we should offer much lower.. and we did and they didnt accept, and the realtor actually said move on this guy is unrealistic...

Re: House hunting vent.
Suzanne...
I just passed The house below this morning.
I pass it every morning on the way to work. I just noticed the for sale sign too. It is right next to the restaurant, I believe. Did you look at the house? It looks from the outside that it isnt that bad.....maybe on the inside it is....What year was that house built in?? Do you know? I was thinking around 1920.
What areas are you looking at? My friend bought a colonial in Valley Stream, behind CVS on Merrick road (area) for $380k. The entire house was gutted and redone. It even had original pergo floors. She got lucky, but the house is beautiful. When my parents were looking for a house, we found a few nice old houses in that area that were affordable. I am sure if you look in that are you can find something nice. It takes time.
The area goes from behind CVS too behind Guys and Dolls on Merrick road in valley Stream.

Re: House hunting vent.
Have you tried Oceanside??? There are plenty of Ranches, and it is a very nice area with a really good school district. Or Rockville Center, Plenty of Victorians or Tudors in the area....but it may be too expensive for you.
