is this normal for a LI home?

Original post by Espo22

Ok dont know why im looking at MLSLI.com but just to look at options, not sure exactly where were gonna move to lol...but im seeing 5-6 bedroom homes for about $400k-500k, i keep looking for other info to see what else is wrong with the place, it just seems so low for a 5 bedroom home In queens i cant even find a 2 bedroom for that much

I might definitely look into LI then if thats the case

My aunt is a realestate agent said it will drop another 5% in April

hmmmm i wonder if fh and i should just keep waiting i mean we'll live in my apartment so its ok lol, he was the one saying yesterday he would just like to stay in my apartment

If I had known what I know now, I would've waited. My sister is waiting too but thats because she wants to save up at least 20% for downpayment.

Do you and FH both work in the city?

he does but i work in jersey lol

Just remember, you can always put in lower offers, then what the house is listed for. We never thought we would get our 5 bedroom house for what we offered but we did! Went from high 4's to low 4's!

OMG look at this house, look at the ceilings...what is baldwin harbor like?

http://www.mlsli.com/uniDetails.CFM?MLNum=1961734&typeprop=1&start=61&rpp=20

VS and Baldwin are nice, but the school districts are not that great. Sometimes you can find a house in baldwin w/ oceanside schools and that is good. VS #13 is good, but with North HS, not Central HS. I grew up in VS and the neighborhood is changing drastically. I am addicted to MLS, but we are definitely going to wait until after the wedding to actually buy. GL!!

ok good to know the neighborhoods are good...school district we dont have to worry about now lol...i am gonna get talk to fh about this, this weekend and also my dad bc he gets homes for less and renovates them so he can help me alot. I dont know if we want to move to LI just yet...i mean for me its ok i can find a new job but hes not leaving his company and the its alot more convenient to stay close to the city but with these offers it might be hard to pass up

Re: is this normal for a LI home?

i think price has to do with the condition of the home, especially bathrooms and kitchen. If those need to be gutted adn redone then the house would be less

Also living on a Main Road. A house will be considerable less money if its on a busy street

Also the school district will play some part in the price.

and also the size of the plot of land and if the house has a garage or not

one of the homes is new

not sure if its on a main road or not

the size was a decent size

i dont know like i said above i was extremely surprised bc in queens you cant find it for that price even if the above were all true such as main road, condition of the house and needing renovation and even size

i see 2 bedroom apartments not in the greatest condition or area and still very high

A main reason the homes in queens go for more money is because the taxes are way less than in nassau and suffolk

After our house is finsihed, our taxes will go from 8k a year to 15k a year and we only have a 60x100 plot of land

Taxes are super high in LI

Yea Denise...you have to look at the taxes....some of them are like $10k a year!!! The houses are going down but mortgages are going up, right? So its definately leveling out....its also getting harder and harder to get a mortgage!!! I would say wait until you can save up 20% of the down payment and then you're SET!!! it dosen't hurt to look though! You never know.....I've been peeking a little and we don't even want to REALLY start looking until 2009!

IT WAS $9,000 a year which isnt bad considering if you were to buy a home like that in queens you would be paying more than $800,000 so youre saving over $500,000 the tax still doesn't add up to what you save you still save way more

yeah but at $400k-500k for a home compared to a home in queens for lets say about $800-900k which is around the prices for a home in astoria, even with $9k-10k in taxes its still a deal

i still dont know what to do yet lol

depends on the town...that does see a little low..my parents house has 6 bedrooms and it was appraised at 625,000

yeah and one of them was new thats what surprised me even more, the new one was in Valley stream and then the other one was in baldwin harbour

I def wouldnt buy in VS

Houses on LI are expensive. We have started to look at its insane. If you are willing to out work into a house and spend the money you could find something in the $400,000s

Yeah but depending on which town in Queens. We were looking at come cheap houses in LI but the taxes were almost 10-15k.
