quick brunch invite wording help

does this sound good:

please join us for a celebratory brunch on May 17 at Brickyard Cafe meeting place: hotel lobby meeting time: 11:45 we will be walking to the cafe (10 min walk) due to very few parking spots by the cafe, so if you are late to meet us at the lobby please use the attached map to join us or call Bride Regina @xxx, or Groom Geremie @xxx also, please contact us if you are ubanle to attend as the brunch is booked for all the hotel staying guests. thanks and we are looking forward to having some good food and drinks with you!

it shows that I am a foreigner, doesnt it

instead of due to very few parking spots, i would say due to lack of parking

also the last part i would reverse it a little and say:

Brunch is booked for all hotel guests, if you are unable to attend please contact us. we look forward to having some good food and drinks with you!

Aside from the misspelled 'ubanle' (unable)

I think it's fine. Should you add the Cafe's address for just incase? is anyone not staying at the hotel invited?
