reassure me girls ...

reassure me girls ...

we have found a coop that we LOVE - its close to work, its a great price and deep down, i know we can afford it

im scared to commit to something like this... anyone else feel the same way? We both are full time employed with great jobs - im just afraid of having to scrape the barrel to make ends meet with saving for the wedding and paying a mortgage...

how many of you ladies are doing it?

i have found the coop of my dreams - i just hope we can make it work - we're going to look at it again tonight!

here are a few pics

You should do it! Real estate is a great investment. I try not to think of it as 'scraping the barrel' b/c every time you pay the mortgage, it's like putting it in a savings account, b/c you will have equity from it. It's like taking it from one pocket and putting it in the other. The money is still there, you just can't see it.

RE is the best investment you can make.
I've been paying a mortgage for 9 years now, and don't regret it one bit. I have 9 years worth of equity if I want to trade up from my co-op and buy a house.

Don't be scared - as long as you are not getting over your head with the mortgage, that it won't be a struggle to pay every month, you will be fine.

Congrats !

thanks girls, i will keep you posted - we are seeing it again and meeting with the owners tonight

also - she is selling it herself - HOW do we go about buying without a RA? Any real estate people out there?

Re: reassure me girls ...

you should probably consult a RE attorney who can help with closing procedures, etc.

Don't bother with a real estate agent. Why waste more money? All you need is a lawyer.

BTW that place s gorgeous!!!!! Go for it!!!!

What does 'I know we can afford it' really mean?

Does that mean, 'We can afford it, but we won't be putting any money in savings each month'

or

'We can afford it, but could only save a small amount each month'

or

'We can afford it and still put a substantial (or at least satisfactory) amount of money in savings each month.'

Does it mean you'll be broke after closing and paying the down payment?

Clearly nerves are VERY normal when you're looking to buy. Just make sure it's 'just nerves' and not your better judgment telling you that it's not the right time or place.

If you've crunched the numbers and can afford it and REALLY love the place, then go for it.

I agree!

Buying my apartment was the best thing I ever did...and yes, it is tough to pay a mortgage and save for a wedding...but you make it through and you set realistic expectations. I say do it, don't wait!! and if you can manage, put a little extra every month towards the principle (start with $25-$50, work your way up from there), it makes a difference and you dont even miss it.

good luck!!

FYI...as a buyer there are no out of pocket expenses to you to work with a REA unless you hire them as a buyers agent (which is very rare). REA generally get paid from the seller.

great apt. FSBO sales happen everyday, nothing to worry about. get a good real estate attorney and you should be fine.

well if we do go ahead and purchase - we wont be putting money into savings until after the wedding - at this point, half is going into savings, half into our wedding savings. So the mortgage would take over our savings until after the wedding and we arent saving for the wedding any longer.

we will not be broke after closing and down payement - i have money set aside for that without touching our savings.

we have crunched the numbers, its mainly nerves at this point since its our first home ...

Yup, a buyer pays nothing to have a buyer's agent!

A buyer will pay to have a buyer's agent but not to use a REA to help her find a house - the REA is working as a seller's agent then.

The place is really nice! If you can afford it and think you will be there for at least 2 years, then it is worth buying! Good luck!
