Is anyone looking for houses right now? I am absolutely so confused! I could have bid on any of the houses we say today. It was only our first day and I'm ready. I really need to prioritize! Does anyone feel as overwhelmed as I am?

We are starting to look also. We would love to buy one right now but I don't know if that's the greatest idea. We're saving for the wedding and saving for a house. I think I'd rather wait to right after the wedding to look- that way we have no wedding savings to worry about and we can add the wedding gift money into our house savings fund.
Do any of you worry about these things too? FH thinks we should just buy a house and worry about everything later- lol. I hope this isnt too personal but are you all trying to put 10% down on a house or 20%??? And are you more interested in a house that is a little more money but needs minimal fixing up or a low costing home with more home improvements?
I would prefer to wait til after the wedding, so would FH. But our lease is up March 31st . We are unhappy in the complex we rent in, The Property Team takes forever to make repairs
We are looking in areas that aren't our 1st choice, to live in just to take advantage of the 'Buyers Market' Having the wedding expenses on top of this makes me really nervous.
We would prefer a home w/ minimal work needed (ie: we would like only to 1. change paint/ wall coverings, toilet seats, have hard wood floors poly-ed) If we find this home we will put down 20%
If we need to do any work, rip up carpeting, knock walls down, replace appliances we would put down 10%. I have good credit and FH's credit is amazingly high, so the percent we put down will not impact our mortgage rate.
Where r u looking? We're literally all over the place

We are also focusing on Massapequa Park and Babylon Village. I would love to move even further out east-you can get a really beautiful home for less (in some cases) but FH commutes to city and refuses to move further than Babylon Village. We like the SD in both those towns and LOVE the whole little village look. It would be nice to be able to walk into town for dinner and for him to be able to walk to the train.
We just saw a really great home in Massapeaqua Park. Considered making an offer then decided against it b/c it's too far from Hicksville train Station & FH needs to be by that line, since he travels all over NYC for business

Wow. You are in a tough situation. FH and I rent a town house right now. Our lease isnt up until next summer BUT my landlord is really flexible and wouldnt hold us into that-as long as we gave him a few months notice. We are in the same boat as you- wanting to put down 20% on a home with minimal work but we are willing to put down less/more if we find a home that absolutely love. Fh's credit is good and mine is really really good. So I'm hoping we are able to get a really good morgage. What do you mean that if your scores are really good, it wont effect how much we put down? That's really good to know- please explain bc I'm pretty new to all of this and don't know everything I probably should. :)

That's so funny! FH is from the Hicksville area and commutes to the city every day. He actually is the one that wants to move to Massapequa Park. I just care about the SD and that his commute isn't too bad. I'm a special education consultant. I travel from district to district throughout the day, so it doesnt matter to me as much where we live-in terms of distance to work. I can just arrange my caseload accordingly.

So weird, FH commutes to NYC and I'm in the field all day. The only difference is my company requires me to reside in Nassau.

We are new to this as well. I would much rather wait to purchase til after the wedding, less stress is preferred . But moving takes such a toll, espicially on furniture. The Mortgage broker was estatic apparently to find someone w/ a credit score in the 800's is rare, and she told us, that we could put down less $$ for a dp.
You need at least a 620 for a convenional loan If you have great credit your interest rate will be lower.
Can someone with a more extensive knowledge please clarify this

Hmmm. That's good to know. Both FH and I are first time home buyers- so we were told that will be a good thing. I don't know my FH's exact credit score but I can't imagine it not being very good- he's usually very good with credit. My credit score (which i just checked yesterday) is 770. They told me that's really good. Isnt' the highest 800? Or am I wrong? I am seriously new to all of this.

Re: Ahhhh! House Hunting Woes
WOW if the highest is an 800 that's a really good thing The chick was really excited and assured us we would have no problem.
We both are also 1st time home buyers. I checked NYState's stie and apparenly our income is too high to qualify for any of their incentives

Re: Ahhhh! House Hunting Woes
I just called my mom at work to ask her and said that 800 can't be the highest bc she has 802 lol. But she's going to look it up and let me know. It's somewhere in the low 800's. Either way, I think were okay. lol
AHHHHHH wedding and house hunting stress!

Indeed STRESS! I almost feel rushed, and I'm afraid that we are buying just to buy.
Are you working w/ a broker? Heidi from Whittney Estates showed us some in Massapeaqua Park, do you want info/

Good luck to you, and just keep on looking, its really hard and real estate business is such a shady business, just as shady as the wedding business...
Just keep in mind that it will be stressful, but you will only get the house u were meant to get. I know i had my heart set on so many houses but in the end they werent meant to be. You will know when the perfect house will come along!

aww thanks Nicole How's the progress on your house? So far we only saw one we could live in. There was one house in Glen Cove that smelled so bad it made me sick to my stomach.

Re: Ahhhh! House Hunting Woes
I always thought house hunting and wedding planning was supposed to be so much fun! Who knew it could be equally as stressful! lol
Oh and to your answer... I looked it up and the highest credit score is 850 (at least that's what I found online). But it also said that anything 760 and up is top tier .
I also found that if your down payment is anything less than 20%, you have to pay something called a PMI fee. And the PMI is typically .5% if the loan. So if you buy a house that's $500,000 and you only put down 10%, you will end up paying an additional $225 per month on top of the mortgage until you reach the 20% mark.

you could take out a 80% mortgage and a 10% mortgage at a higher rate than the 80% and avoid pmi.
