have you thought of changing your date? maybe do a winter nautical theme!!! after all, venue was literally 1/2 price in winter with less of a people guarantee!! i think winter on the water can work!!!!

Maybe Bellport Country Club? It's not water front but there is a beach for pictures

I'm doing a late spring/early summer (5/30/14) nautical wedding at Bellport Country Club for WELL under 60,000! They have a private beach at the end of the golf course which we are using for our photos.

So we went to see North Ritz, Milleridge Cottage, and Stuart Manor Country Club. I made appointments for about 9 more for this weekend & next week. As of now Land's End is the front runner. Maybe I am getting somewhere?! lol

We actually really liked Watermill, they offer SO much for the great price. I think we met with Frank, he was superb and even offered to throw in a chocolate fountain.

I've been to Fox Hollow and Westbury Manor for weddings, they're both beautiful too!

I hope you find the one, but don't stress too much, it'll happen...even if you have to look at 30 other venues first LOL

Also my friend got married at Allegria last year. Its beautiful cocktail/ceremony upstairs room is beautiful, view is breathtaking. But I know they can be a bit pricey and also had damage from the hurricane but im sure repairs are well on their way done already. HTH!

I know that you said you dont want more then 30 mins east of mass, but if you budget conscious you NEED to go look at Sunset. Their highest package is $65pp ++ (this was the pricing when I was there) and it includes more then ANY other place I looked (med manor, LOB, LOS, Villa, etc.). Its on the docks on the south shore in Patchogue AND they dont charge differently for Fri/Sat/Sun. The only thing that changes is the guarentee I believe. Ask for Andy and tell him Kim sent you!

We saw the mansion at west sayville on Saturday and its right on the water. I have price quotes if you'd like. We met w steve and he said by next June, there will be an outdoor patio space overlooking the water where ceremonies can take place.

crashing...I had the same issue before I saw CHCC. I was dead set on having a water front venue but many of places were just too expensive or I didn't love the interior. Once I saw CHCC I was blown away and felt that the south beach outside vibe and the updated inside was perfect for me and exactly what i was looking for. You should def check it out...prices are very reasonable too
