I know it's none of my business what people spend their money on, but I see on here that people are saying they'd rather put money towards their wedding then towards a house. I was curious where people plan on living after you get married?
FH and I bought a townhouse and it's great to know once we say 'i do' that we get to start our life together in our own home.
Obviously it's everyones own business I was just curious....

Ya it's amazing how different it can be...if you are really going to look at the apartmetn I would consider pre approval. When FH and I started to look the realtors wouldn't be very helpful because we didn't do it. They can't move forward with you till you have that letter...

We are living in my co-op. Looking at houses but want to actually make offers 3-5 months after wedding. We found our *dream* home and hopefully it will be available then.
it will be even less after the wedding so that is a great idea
QUESTION for the ladies who bought houses or condos/co-op's recently, what interest did you get it at? Ive done the mortgage calculator for places im interested in and even going down 1% makes a difference so i wanna see what its at now
I got it in 2004 at 5.2
on these sites when it calculates the mortgage for you, all of them automatically put 6%, when i put in 5% or if i put a little over 5% it makes a difference that would even make me consider a place i hadn't...i just checked now and as of now the apr in ny is about 5.34% so thats great.
I am excited bc FH just called and said we should see the apartment we both like tomorrow
Thats great its very exciting.....u should definatley get pre-approved though..if you fall in love with something you can be shot down from the bank...

Well alot depends on your credit score and such. So even if it's at a certain percentage that doesn't mean you can get it. If you are seriously interested you are supposed to go get pre approved for a mortgaget (which doesn't cost anything) and you can find out the rates you can get.
yeah i own the apartment i currently live in so ive had to do all of this before, just curious with how the market is constantly changing what rates ppl were getting it at at this moment. FH checked his credit score and has been doing all this now so we can start the process...my mom is going to stay in my apartment so i dont want to be the one who applies for it, i want fh to do it especially considering that when you buy a house or apartment whatever you put down the bank pays the rest and youre basically paying the bank back so he'll have a better chance

Sounds like some nice places. I think having your own space is very importnat when entering 'newlywedom' (if that's a word)
i completely agree that is why i am so hesitant to move into the apt above my future in laws....i mean it is free and it is a huge nice apt i am just nervous it is going to cause some trouble living in their house...meaning they are going to be bothering us when we do want to have our privacy...i guess we will see how it works out but i kinda wish fh would fold and decide on just renting an apt of our own. but he said he doest want to put money into something that he doesnt own
FH and I lived in an apartment for 1 1/2 years and then moved into the apartment at FIL's. FSIL and her husband lived there first but after they bought their house and moved out we decided that we would move in. At first I was really hesitant and didnt want to leave our apartment. I felt like we were taking a step backwards by livng in a 2 family with FIL's right upstairs BUT they offered us lower rent than we were paying (not significant but enough to help) and the apartment was practically brand new so we decided it would be good for us to just take it.......We've been living there since last November and its really working out. Its not bad at all. They NEVER bother us or intrude on us. They are VERY respectful of our privacy. I enjoy having them so close and I am really going to miss them when we move! So unless your FILs are crazy people you should be fine!

Re: Where do you plan on living?
'where do you plan on living?' -- what a loaded question lol.
FH and I now live out of state while I'm finishing up law school, and we have a gorgeous 2br/2ba apartment with a washer/dryer in unit, dishwasher, hardwood floors, gated parking, bay windows, etc. I looooove our apartment
However, I think it's a waste of $$ to stay here too long since we're just giving $$ to someone else instead of paying ourselves. It's good for us now though since we don't even know what state we'll be in after law school.
If we decide to stay here, we'll buy a house -- maybe start looking next year or depending on costs (which are way lower) wait until I've been working full time for a while.
If we decide to move back to NY, it will probably be NYC at least initially so that would mean more renting.... and much higher rent (+ a much crappier apartmet). If we do end up back on LI we might try to buy, but we'd probably have to rent for a year while we save up.

oh yeah i remember what that is like...one of my dads real close friends is a real estate agent in kew gardens so thats why i want to ask him to show us a few stuff now, he'll be very helpful and my dad has bought a few apartments with him so he'll actually help us.

WE weren't planning on looking until closer to the wedding, ive just been monitoring the market and checking out if prices are dropping and all that...we both saw one we loved so thats why we want to look but who knows what will happen. I just remember the last time i bought my apartment about 3 years ago, it took MONTHS of looking for one

Fh is the only person on title. He got 100% but needed to take a first (80% price) and a second (20% price) because i don't think they give 100% in one mtg anymore. He got I think 6.5% on the first and 11% on the second. He bought the house almost one year ago this month. He has excellent credit and that has A LOT to do with it of course.

We are still working on that lol. We have a general idea of the area, but that's about it. We're going to get pre-approved for a mortgage early next year. Most likely in March after we pay off our RH.

yeah it all has to do with credit...i was just curious what some girls were paying RIGHT NOW, since the market is what it is. When i bought my apartment 3 years ago it was a little over 5% and i put down about 20%. If your credit is below 610 then most places won't even approve you, so i figure girls who are buying right now do have to have above that and decent credit since they got approved.
if we do buy i would only do so if we can put about 20% down

Re: Where do you plan on living?
FH and I just started looking at houses. We want to have the house ready a couple of months b/4 the wedding. We both know it will be tough, but we are ready for the challenge!!! It definitely helped that we both still live at home.

Re: Where do you plan on living?
You know what, i am gonna tell FH to call now to get pre-approved...one of his close friends owns a mortgage company so i'll have him call him so we can get this out of the way. He has good credit but the problem is that its not just your credit, you can have good credit but if you owe money towards other things then it can be held against you. My mom has better credit than me but since she is still paying something else off, i'll get approved for things and sometimes she won't. Even when i applied for a card they saw that i had a mortgage and since the bank put 80% down and i put 20%, the 80% shows up as money i owe, although its normal and its a mortgage...these things can get real annoying

I agree with you completely, i would be nervous also. I think sometimes FIL's don't mean it and think they are helping but it becomes intrusive. I hope that doesn't happen to you!
i know that is what i am afraid of. FH is very good though and told his parents already that we are not going to live up there is they bother us- like do our dishes...come in uninvited if the door is unlocked- there is an enterance into their house from our apt as well...or if they even so much so as touch our laundry htey are in trouble lol...my FBIl and his now wife lived up there when they were engaged and they had some of those problems. But FH is alot more outspoken then his brother and doesnt care about telling his parents to stay out and respect our privacy! haha
