? about making an offer on a house
So do you low-ball it b/c the owner then comes back with another #?We saw a VERY SMALL house today in the Lake Hills section of Ronkonkoma. VERY SMALL.
The realtor kept telling us the owner is VERY MOTIVATED. She must have said this - no exagerration - seven times.
The asking price is 235. The house needs a new roof, new boiler, new bathroom. Major cleanup, ripping up carpeting.
We were thinking of offering 175, going no higher than 190. We figured it would take about 30k to make the house liveable. And frankly, we're not that interested in coming home every night to do major renovations.
What do you think of our offer 8in comparison to the price and knowing that the seller is desperate? How does it work?

No idea but ho far is Ronkonkoma? You can't move away after I just realized you live six minutes away

It took us 1/2 hour from KP.
This house is like our apartment in Brooklyn! It's so TINY!!!

Offer 175 - you have nothing to lose. It doesn't sound like your in 'love' with the house and are willing to work away. Make your cap - 180 or 185.

Well it's all over. We offered 185 and the owner came back with ' I'll accept nothing lower than 220' So much for being usper motivated!It's for the best, as you said Dengal we weren't truly in love with it.

It's for the best, as you said Dengal we weren't truly in love with it.
They are crazy if they think they can get 225. You'll find something, hang in there!

Thanks! I think they'll get it from a person who is a builder and can either knock it down and rebuild or add a dormer.If anyone is interested it's being offered by Leesa Byrnes Realty in Sayville; the house in in Ronkonkoma.

and i have been blaming the over-inflated market on the buyers. shame on those sellers. i guess they are not all that desparate or motivated.is this the house?

That's the one!To be honest, I'd buy it anyway (see, it IS the buyers!) but my DH said no way!
ETA: He and I are very different on homes, and I can see that buying our first will be a trial for us. I'm easy to please, he is very picky.

LOL, DH and i are just the opposite.ME -> picky
HE -> easy to please
you'll find something. ask your realtor to send you daily/weekly listings via email. also, check mlsli and the newspaper.
ETA: i also find therealestatebook.com to be a great site as well.
