NWR - progress on my first house!!!!!

NWR - progress on my first house!!!!!

The foundation is done for my first home!!!!! It's being built from the ground up in Williamsburg VA.

I took these while home for Thanksgiving....






The house is 3705 sq feet - 519 sq ft of that is the garage though.

These are pics the builder sent to me of the brick bottom of the house. The framing should be done soon and I will post more pics.

IT looks like it will be huge! Congrats! Too bad you can't live in it. I want a house like that but unless I start partaking in illegal activities it's not going to happen

I always threaten my Dad that FH and I might have to move into the shed in the backyard.

It's going to be gorgeous and it will sell like quickly.

Yeah, but we will never live in it. It's a favor to a general contractor friend of mine from Ohio. He wants to be a preferred builder in Ford's Colony (www.fordscolony.com) and to do that he has to get a lot owner to use him for their house. That's where I come in. He is building the house at cost too!!!

We plan to sell the house ASAP and even allow the new owners to put in whatever finishes they want. Once the framing is done (and some dry wall) the sales agent will start showing the house. My friend and I are splitting the profit 70/30 my favor.

The sales agent said there are no new homes in the area right now for sale. He expects it to sell quickly too. As long as it sells (and we close) before June 05 I'm fine. After that, the construction loan rolls to permanent and my friend and I will have to make mortgage payments (50/50) until it sells. It won't start to eat into the profit for a while though since he is building it at cost.

Exactly! My friend (contractor) said we better not use all of that money for a wedding. He lives in Ohio and was married there. He has no idea how expensive it is to get married in the NYC area and thought we could spend like $15K for a reception for 200 people with all other vendors included.

I swear, I wish we lived in some rural place where extravagant weddings can be had for $15K. That is not even possible in VA.
