Question about Real Estate Agents...
If there are different areas where you are house hunting, should you use different agents? My gut tells me to stick with one agent, but on the other hand, I feel like if you use more than one agency, and they all know exactly what you are looking for, the chances are better that you'll find something.???Opinions on this?

What if you have a Buyers Agent...That is what I had. ...We told him the areas...and he looked for the houses...and he contacts the homeowners relestate...He represented us. We jsut had to sign papers saying that we would not use anyother agent but him.I think that what happens is they split the commishion. If I confused you in any way please let me know and I will ask my FH....
It was nice bc we dealt wtih one agent...and we looked in several different areas....

Really? I guess I'll have to discuss this with my RE agent...I just feel like we might be missing out on some nice homes in other areas that other agents have first dibs on..you know??

Definitly ask him. I personally think it was the best thing for us bc we had so many areas we wanted to look in. And he contacted the agents for us. We were able to look in all areas and narrowed it down. Our agent, knew what we liked..adn what we did not like. It was great....Best of luck...LEt me know if I can help anymore!marisa

thanks marisa...our agent is great, she's definitely gone above and beyond for us, so I don't want to drop her...I just don't want to miss out on any possibilities...thanks for your help..

I stuck with one, after a few weeks with her, she knew exactly what I wanted and kept me away from anything she knew would make me not like a house...

If you sign a contract with an agent you are supposed to use them, only. All realtors have access to homes that are on the multiple listing services so she shouldnt miss out on anything. Just tell her what areas.

Be careful with a buyer's agent. We met with one during our initial search and they wanted us to sign a contract saying we would only use her. That made sense, but in all the loads and loads of paperwork, there was a little caveat in the contract that stated that, if, for any reason the seller didn't pay the commission fee, we would be responsible for up to 5%, which is unheard of. Buyer's should NEVER pay for the broker's commission.

All buyers pay for the commission for the selling agent and the buyers agents.The price of the house usually includes commission for both. (FSBOs or exclusives are the exceptions here)
You write a check to the house seller, and the seller turns around and writes the check to the selling agent. The selling agent then gives a pre-negotiated number to the buyers agent out of their commission.
If you look at the full MLS listing; you will see that buyers agent commission and sellers agent commission is set in the price of the house.
Many people think that just because they don't write a check directly to an agent, they don't pay. Guess what - the seller uses YOUR money to write their check to the agents.
A regular agent will also get a certain percentage - you just aren't so aware of it. Most of the time they act as a dual agents, so you don't even realize how the commission is being split (or if the agent is sharing it with anyone at all!)
