FIRST HOUSE HUNTING OUTTING!
We jsut got back from 2 hours of driving around and looking at houses in bay shore, islip, west islip, lindenhurst, west babylon! phew ...we are tired! Any helpful advice to a couple just starting the search ladies???

Are you pre-approved? If not get pre-approved. Keep your options open about towns, stay away from main roads. I would never live across from a school (school bus issues). You will most likely only get 75% if what you want in a house. If you look at a corner property-know that the taxes will most likely be higher due to the property size.Also, taxes go up. So be prepared.

Get pre approved and make sure you have patients...we are going through it now and it is beyond frustrating. FI just came back from looking at 7 houses and one was worse then the next.

We are new in the game too. We've been on mlsli.com like crazy. Most people advise to center in on a locale that you want to make the searching easier . . . WE knew that we loved where we rent in East Setauket but it is a very $$$ area to purchase a home. WE decided to look slighlty outside setauket in port jeff station . . .Good luck . . . we are currently looking at a contract for our first home . . .

I agree 110% with the pre-approval advice. I'm a realtor and alot of realtors these days will not even take you out unless you have an approval letter from an accredited bank or lending institution. FM if you want any assistance in the home searching. I'd be more than happy to search the MLS for you. We are able to run a more refined search on our systems than on mlsli.com.

This website was really helpful:Prudential Properties
It includes homes listed through many different agencies, and the best thing about it is that it gives you the actual address of every house. (Location is key!) You have to sign up to use their search, but it is free and they don't send you junk mail or anything.
We used a combination of this site and MLSLI (because you can search by school district there)to find our house.
