NWR: Question about real estate brokers

FH and I looked at a house with a real estate broker about 3 weeks ago. This broker has not been very proactive in finding a house for us so we started looking on our own and going to open houses. Last weekend FH and I went to an open house and met a new broker who has already shown us 4 houses since Sunday....3 more than the first broker and half the time.

Last night the new broker showed us the house, again, that we saw 3 weeks ago with the first broker. FH and I would like to put a bid in on it but we don't know which broker to go through. FH and I both feel we should do the right thing and put the bid in with the original broker but he hasnt really done too much to help us find anything and the new broker has done so much for us in the short time we have been working with her. Any advice???

You have to go with who you feel comfortable with...When you put a bid in, you need a broker that is going to look for your best interest & sometimes needs to be aggressive...It seems that broker #1 is very lazy and really not helping as much as you would like...

If broker 2 is working a fast pace & is being 'aggressive' when it comes to showing you houses, then just think of how he will be at the bargaining table for you!

In my opinion, I would go with 2....You need all the power you can get when it comes to real estate!!!

Did you sign anything with either broker? Some brokers had us sign paperwork saying we were seeing houses with them so if we put a bid on a house we saw with them, they get the comission.

Some brokers never did, they said when we put in a bid they can take care of that paper work.

I would post this on LIFamilies under the home section. People there always have answers and there are one or two RE on there who may know the legalities.

I agree! This is a big purchase Krista! Go with who you would feel comfortable and if the second broker is that much better - which they sound like they are - then I would go with them. Remember - you are going to have alot of contact with this person - and the 'old' broker may not move as quickly as you want...GOOD LUCK!!!

We havent signed anything with either broker. I think FH and I feel quilty that the first broker showed us the house and we want to use the second one. I agree, I think she would fight in negotiations better. But then, how do I tell the first broker that we aren't going to use him????

Have you been in contact with that broker since he showed you the house? If not, then he isn't doing his job with a follow-up. Me and FH have spoken to brokers about houses in the area and we have always gotten follow up phone calls.

Do with the second broker. If you want just call the first broker and tell them that you hired a new broker since they weren't doing anything for you. Don't tell them that you're putting a bid on the house you saw together. They probably don't remember taking you there anyway.

If you didn't sign anything with broker one, go with broker 2.

Keep in mind that whichever broker you use, they are technically working for the seller.

I'm a real estate broker and I say, go with the second broker!

If the first person dropped the ball, too bad for him. As long as you didn't sign a contract binding him as your broker for XXX amount of time, you're fine. You really don't owe him anything if he hasn't been proactive. In the end, it's your money and you want to do what's best for you and you can explain it as such.
