honestly, it's all about your budget. DH and i wanted to live in Nassau, but decided we couldn't afford it. we could have made it work, but we wanted to save and have more money at our disposal instead of sinking all of it into a mortgage. you're not going to find aynthing that doesn't need a ton of work or in a crappy school district for under $350 in Nassau and that was our budget. we found houses in our range in East Meadow and Levittown and some SMALL houses in Bellmore, Baldwin and Freeport, but the taxes were insane or we were crazy about the school district. we were picky and ended up moving to suffolk near huntington. great school district, move in condition house (4 bedrooms, could not find that in our price range in Nassau) and much lower taxes. the taxes are very high in Nassau.the towns near queens like lynbrook, floral park, new hyde park, etc. will be close to the $400K and well over it too.
i would decide on your budget first (account for taxes and cost of the maintenance of the house) in that before you decide on a specific town.

when you check the neighborhoods and school districts you need to be sure both are what you want. In Wantagh some of the houses are in Levittown SD and at least a couple years ago that school district seemed to have higher taxes - - tho Wantagh seems to have caught up lately.In Levittown you also have Island Trees SD which seems to have a good rep - - don't know about the outcome of the lead issue they had in one of the schools tho.
guess I'm saying you also need to check just how bad the school taxes are for the area too.

Housing is expensive in Nassau and Suffolk - for mostly all of us.I posted this announcement a few weeks ago, and was a little suprised I didn't get a large response (because this issue is so important to everyone, and our generation really has to be the spokepeople for the issue in order for it to change) - BUT, Action Long Island is having a rally for Housing Long Island's Young Adults - its on Thursday, October 16th at 5:30-7:30 at Farmingdale College (Roosevelt Hall - Little Theater)
I will be there, and you will be able to meet a lot of people in our circumstance, and also learn about options and actions we can take to change the current circumstances.

I live on the NAssau/Queens border and LOVE it here! So close to the city AND Suffolk. Every store and business you want to go to is somewhere within an arm's reach. It isn't completely secluded BUT there is privacy. Our families are both within two minutes from us and I work five minutes away.....it really is such a great location. Around here people will always pay top dollar for a home because of all of the above. The closer you are to the city, the more valuable your property will remain.
