What do you all think of deer park - the west side...

we are looking at a house there thats kind of expensive, and we can not decide to go for it or not, some people say have told us deer park will not go up in value and that its not as nice as i think it is.... what are your thoughts?

Is this neighborhood going up and getting better??

there was a robbery on deer park ave in deer park the other night. a girl on this site posted about on the BHB board. quite honestly, i have not heard good things about deer park. but, every person is different in what they want from a town. good luck with your search.

I grew up on the west side of Deer Park, keep in mind I graduated in '84. Some of my friends still live there and I wanted to move back but there are a few issues that I was told about. First, the taxes are high and the high school (supposedly) has a gang problem and they now have security patrolling the halls. Unfortunately, I have seen DP go down hill and hopefully it will get better, but I know I am not taking a chance with the prices they want for those houses. JMO and information I have been given by residents. P.S. The roads are also awful.

Wow .. I go through the Deer Park area quite a bit, and never thought of it as poorly as it's being portrayed here .. especially the northern part of the town, closer toward Dix Hills. Can't comment on the schools, though.

ETS: Not sure what's meant by the roads being awful .. but I've never thought that .. other than the "cruising" that goes on along Deer Park Avenue. In terms of condition of the roads .. I never thought they were any worse than anywhere else I drive .. and I do a lot of driving.

I used to hang out on DPA when I was younger, and alot of my friends lived in Deer Park. Even back then in the early 90's I didnt hear much good stuff about the area. If you are planning to have children, I wouldnt move to Deer Park.

Living neer DPA to me would not be fun. You got the youngens 'still' racing their cars at night and can get dangerous. I do not want to discourage you if this is a house that you really like. Not sure about the value going up though..

I think there are definitely better and worse parts of Deer Park .. like any town.

Obviously living on or right off of Deer Park Avenue puts you right on the drag strip .. however, I don't think it's as bad when you get closer to Dix Hills, as opposed to near North Babylon, which is where all the fast food places are, with plenty of lots for hanging out.

To me, the areas that are a good distance from Deer Park Avenue and north of Nicols Road are pretty quiet neighborhoods, some of which are very nicely kept.

As for home prices in that area not going up .. they did .. I used to scan the prices of homes a lot, and with the latest big market boom, prices in that area were up about 30% or more.

Kel, Thanks for all the info, do you know if the homes jumped 30% in the last year or was that over a different time span???

Do you know anything about the schools?

Yeah tell me about it...I used to be one of those people up there cruising and racing my old crx si. I would say it has to be very dangerous up there, especially after 8pm at night....I would say that crime has to be higher at night, especially with all the kids hanging out with nothing to do....

I know I saw alot of crazy stuff when I used to go up there. I saw one car accident where this kid pulled out of Arby's parking lot (not there anymore) and he didnt have his lights on, we were all screaming for him to put his lights on. This woman was making a left turn and she didnt see him...so she went, and he hit her head on, bounced off the car, hit a curb, flipped over 3 times and hit a telephone pole.

Everybody survived. But the kid got out of the car that was driving, and he was crying that his dad was going to kill him. There was a cop sitting there watching the whole thing.

The second thing I remember is an accident that involved these girls that were driving in a chrysler convertible and they lost control of their car, and drove through the glass bus stop. They had the top down and they were going pretty fast. I remember they were all cut up.....Thank god there was no one in the bus stop.

Im just using these examples of how unsafe it would be to live near somewhere that alot of kids go to hang out and raise.

I wouldn't want to live there.

Your welcome. Just felt I had to defend the poor little town that's taking such a beating on this thread .. maybe I see things a little differently because I grew up and went to schools that many people would probably consider "unfavorable" .. but I wouldn't trade my experiences and loved the schools I was in.

Anyway .. the 30% increase I noticed was during the latest boom ... but I will be honest .. I haven't kept up with housing prices for several months now.

The main thing to remember .. especially if you plan on staying in a house for the long-term (outside of unforseen instances) .. it's hard to imagine ever taking a loss on a house .. long-term. I know it seems crazy to think of housing prices going higher than they are now .. but think about it .. $15k-$35k were costs of houses our parents were buying in the 60s, and that was just over 30 years ago .. about the life of a mortgage.

What I'd be concerned about now .. according to some report that was in Newsday .. something over 50% of young people are leaving Long Island because of the cost of living here .. that's going to be a threat to the value of all housing.

Well, I'm rambling ..

As for the schools, I'm not familar with them .. but if you're interested in the area, maybe you should call the district and ask if you can tour the schools???

And again, like I said before .. yes, Deer Park Avenue can be considered a concern .. but I wouldn't hold it against the town of Deer Park solely .. DPA cuts through several towns ... and Deer Park (the town) is pretty big .. and I wouldn't let DPA stop me from buying a house in that zip code.
