Sound Beach Area...
any thoughts on this area...???We've seen some affordable homes out there, and I'm a little suspicious about the area. Any input would be greatly appreciated. FM me if you want..

It's an OK area - good and OK parts. Most of the properties are small - 1/4 acre and the roads are hilly. I'm sure it would be fun to drive on them on a day like today. If this is your first house, I think it's a good place to start.

Sound Beach is fairly far east and I think close to Rocky Point.I agree with what has been said prior-lots of hills, small properties, and a good place to start out.

the area does have some good values.The houses tend to be small and in need of work. Properties are generally small. The roads are narrow and widing and its a hike to get there.
The area is split in two school districts with Miller Place schools being superior over Rocky Point.

I think parts of Sound Beach are cute!!It can be either Miller Place or Rocky Point SD- both are fine but Miller Place is better. Most of Sound Beach is in Miller Place SD.
I was considering Sound Beach before I found my house. The lots are small but I didn't really care for a lot of property anyway. I think you can get a nice house out there for much less than places west so it's not that bad of a place to be.
I actually know a family that lives there with 2 kids and both parents work in Manhattan. They take the train from Ronkonkoma on the days they have to go in (instead of working from home).

My sister lives in Rocky Point. The hills are REALLY STEEP. I won't even think about trying to go there in the winter with snow or ice on the hills I would never make it up the hill to her house. Also the road is really narrow and it is usually very hard to find somewhere to park. But this is about Rocky Point... I am not sure if sound beach is the same way I just know it is the next town over so I am assuming. Besides that my sister loves her neighborhood.

the house we're going to look at is in Sound Beach, but RP SD....we'll be looking at a few houses in that area tomorrow..Sound Beach and Miller Place...we really like Miller Place, and we've never seen or even been to Sound Beach, so we have no idea what to expect...

My family used to have a house in Sound Beach. Some of those hills are doozies but it's a nice little area.

I grew up in sound beach and went to miller place school district. I loved the area, it has changed ALOT in the last 10 years since I have graduated though. There has been a lot of construction, which I am sure has added to the congestion/traffic. Its far to get to a major train station if that is a priority. My husband grew up in Rocky Point and loved it. We have heard mixed things about both districts since we have left, but I am sure they are both still reputable.

We bought our house in Rocky Point Aug of 2003. We looked all over the suffolk county areas. After months of looking, we found Rocky Point. We love it here and the school district is good. A large portion of the community is Italian/Irish. We have the beach here and a Club House. Yes, lots of HILLS. Sound beach has it's fair amount of hills too. It is very affordable out here, but remember we are very EAST on the island. Riverhead is only 20 min away- Outlets. We like it! Good luck.

We used to have a summer house on Brightwaters Drive...very hilly! Nice quiet area though.

I grew up in Miller Place. I had a lot of friends who lived in Sound Beach. I think you get a great school district and can find an affordable home. The homes are relatively small-I have not heard of anyone building new homes there.Welcome New Vendors
