A house for $300K or less..is this possible????

Am I on cra_k to think that I can actually find one??? And in a decent neighborhood???and with a good school district???

if you're willing to put a little work into it and are willing to live further out east on long island - it's completely possible

or you can find a co-op or condo for under $300 no problem

we were in this situation... not that we gave up on it, we went a different route (co-op)...

many of the houses we saw needed to be cutted and redone. some houses were in weaker school zones...

and since the price is cheap, you will get builders/contracters paying all cash which sellers like.

not impossible but you will look at alot. we must of looked at over 40 houses and countless hours doing online reserach.

IMO - you should check MLSLI at least every other day for newer 300k houses. Many people want a house this this where it starts (300k)

We haven't found any. Any that are seem to be called 'shacks' and have 1-2 bedrooms that are tiny, and most also require a ton of work! DH is not too handy so we would have to pour $$$$$$ into redoing a home. We looked in Suffolk, but avoided the bottom school districts.

ETA: We bought a condo first. Our 1 bedroom condo now goes for $270,000.

Not that I've seen in either place. Those that are seem to be either burned down or in need of being torn down. A year or two ago I think it was possible, and people on here bought homes under that, but even then those homes required a great deal of work.

i have been proven that its not possible! we looked for a year and a half and saw nothing but crapola! we finally found one at 315 and it needs insane amounts of work

When we looked 2 years ago in Ronkonkoma and bought in Centereach, even the small houses in bad locations (and I dont necessarily mean bad neighborhoods, I mean right near power lines or on the LIE service Road) they were 320K+.
Out of 50 houses we probably saw 5 that were under 300K and there were really horrible! however I honestly dont know what the prices are like today!

The only way you find this is if you go past exit 65 on the LIE.

There are tons of 'cottage' houses in Rocky Point for under $300K.. these are very small though.
Also try Mastic, Mastic Beach, Shirley.. but the SD isn't that good. If you do a search on MLSLI.com, you can set the price up to $300K. I just did that, all of Suffolk from homes $250-300 and got 481 results. Some of these were co-ops and condos though.
I bought in Centereach last year, and there is nothing under $300K anymore, although you might find some for $299K ever now and then.

It's very hard. Unfortunately, even if there is a fixer-upper in a great area, people will price it high because of the location. We had to go out of our price range, but we went to Suffolk, so we would at least get a big house for our money.

We bought a fixer upper aka Handyman's Special. Honestly the whole thing should've been redone but we didn't have the $ to do so and it was $350 in Blue Point. Gtreat neighborhood and good schools.

I found a few homes in Ronkonkoma and Centereach and posted them on LIF, on the Home board. Naturally they are small houses.

I would think if the house is small, it would be 300,000 or less. Have you tried Port Jeff STation, it's a decent school district, and a nice place to live. I am right on the Mt. Sinai border, north of 347. Nice location, decent amount of property. I luckily bought in 2001 before prices went too out of whack, but we plan to sell or expand in the next year or so, MLSLI.com is def. the best place to look. But I found my house just by driving around in the communities I liked.
