Has anyone offered less than 10% of the home's asking price?

and if so, was it accepted?

I'm a realtor and believe me, people offer alot more than 10% less. If the house is $450k, most people (if they know what they are doing) will have their initial offer at $400k-$410k. But expect a counteroffer. And if the realtor tries to tell you 'that's too low you should offer more because I know the seller won't take that'. Don't believe him! Licensed realtors are required to present ALL offers, even if its $200k less than asking! If he's persistent, tell him you know he's required to present the offer and you want to sit there and listen while he calls the seller and makes the offer. There are a lot of realtors out there who break the law, don't let them take advantage of you. FM me if you have any more questions. HTH!
