great real estate site

saw this in the WSJ yesterday:

http://www.zillow.com

you put in the address and it tells you the worth of the house in relation to the houses around it...also gives you indepth property tax breakdowns and details.

I was playing around with it for an hour last night!

IMO, it's about 10-15% below on what they estimate houses are worth.

also, their info is not always accurate. they listed my parents house as a 1 story with 2 baths. not correct.

It's fun!! I checked my DH's uncle's house and it's estimated at $489,082...well, his uncle just sold it for $698K...

I say it's a bit off...

it's definitely off! my sister's house in the Bay Area is worth well over a million $ and it estimated her house at $925K. Her neighbors across the street sold their house a few months ago for $1.2M, and her house is bigger with more upgrades.

I checked my Dad house- which they didn't have but they estimated houses going from around $4-$500K- which is WAY off as well- more like $700K+

if you want to compare sales info I think Newsdays real estate section is the most accurate- or a real agent or apprasier can pull comps for the neighborhood

These websites always list the property values at 20% less than their actual value. It's not meant to be a CMA (comparative market analysis). They are more for governmental use for property values. If you want a real CMA, you need to speak to a realtor that will give you accurate amounts based on recent home sales.
