House hunters - Any luck this past weekend?
Sorry to report none on our end. Out of 3 possible listing one was sold, one had a bid on it and the realtor didn't know when we could see it, one was semi-attached but incorrectly listed as detached. So we didnt even get to see anything! The hunt continues...

Well....we have a possibility
I went to 8 open houses Sunday by myself (my sister cancelled) and saw nothing...I looked up to $430K!! and couldn't believe my eyes - another discouraging weekend. I told my husband that I wasn't going to go without him anymore and we'd just have to make mid-week appts. so he could go. I feel like I'm wasting my time! So, we saw 1 last night that has potential. Even though the broker is an a$$, I'm going to see it again this weekend since we saw in the dark... It needs alot of work (emphasis on alot - like 50K - 70K)! But, we like the location very much (N. Bellmore), we like the size of the house and the rooms...so we'll see. Once I see it Sunday, I'll be able to see more clearly what needs to be done. Fortunately, I know a bunch of contractors, plumbers, painters, etc... My husband's ready to make an offer! I'm not getting too excited about it... How did everyone else do? :)

This was the worst weekend yet -
We looked at about 8 houses in Floral Park - we hated them all! That has never happened before. Usually we at least like one or two - and make a bid but don't get it b/c it's too low. In fact, after Sunday I said let's stop looking for a while - but I think the bug is coming back already. I have heard that the market really slows down after Thanksgiving - so I'm hoping that's our time! Hope is the key word here...

The hunt continues
My husband and I are house hunting but it is so discouraging. The prices are still so high. We found two this past weekend we liked. We bid on one and they rejected it and counted but it is to high for the house. We are going to wait. The prices have to come down in the next few months with this economy noone is going to be able to afford these prices and the $$$ to renovate is not warranted if you can't get the house at a decent price. We will go back out again this weekend. Good luck to you the house hunters.

House hunters - No luck here :-(
It's been severe withdrawl without internet access since last Friday afternoon!!! Started my new job this week and it's looking good but I won't have as many opportunities to log on during the day. We searched last weekend. Decided we didn't want the one in Bohemia - too many other houses in the area for sale and it's more mixed residential / commercial than we remembered - there was a laundramat and a bar around the corner. Saw another nice one but the rooms were too small - we couldn't fit all our furniture into it! The hunt continues! We are at least narrowing down the style we want and we may expand the areas we are looking too...

House hunters - Keep the Faith, its out there
I am also looking for office space in midtown and I cant believe this market downturn. I started looking about a year and half ago. Class A buildings were asking and getting $75 - $95 per sq ft. Today I looked at space in one of those same buildings and they are asking $50, will probably go mid $40's with about $35 in work allowance 8 months free rent and some extras like demolition to my specks. Needless to say I am glad I waited to sign a new lease. With interest rates as low as they are today for home mortgages we cant expect the same change in home pricing. Unless we hit a prolonged recession you cant expect more than a 10% swing in home prices. But there are bound to be some bargains around. Either from realistic retirees who are content to make a good profit rather than no profit, or unfortunately from those who overextended themselves to get into a place and have now hit a bump in the financial road. So, if anyone is still reading... keep at it, the right house and the right deal is out there for all of us. This is of course just my perspective :)

House hunters - some uplifting news i heard
this never happens-- a friend went to look at a house-- was told it was in contract--ended up it fell thru-- so they of course fell in love with the house and the 2 agents were friends-- it listed for 299 and the selling agent told the buying agent that the last contract was for 285 so of course that is what they bid---I belive this is completely unethical between the 2 agents but my friend benefited big time-- just thought I would share--there are some people out there trying to help Laura

We got 6 7/8% and that was 3 weeks ago. Good luck with closing...we Just closed asnd it totally cost more money than we expected....

We spoke to one mortgage broker that quoted us 6 3/4 as a worst case scenario without paying any points. Go to http://www.bankrate.com and you can see what is being offered in NY - Long Island from lots of places with any imaginable combination of points and no points.

mortgage question
We are re-financing and just locked in our rate last night. We live in NC so I guess it would be different up there in NY but we got a rate of 5 7/8 with one point. That is much better than the rate we bought the house at which was 8 3/8.

Today's Newsday shows the National Average for a 30 yr. fixed at 6.45 We were told that the NY market is a bit higher because the law does not allow them to charge for any pre-payment penalties like they can do in the rest of the country. I think she said either a quarter or half point higher.

I think NJ is a bit different too because we have been at 6.5 for a few weeks now (no points) and we have to lock in on Tues so i am sure that is what it will be at--it is like anything else regardless of how good it is you always want it to be better!!!
