Questions for Nassau Homeowners/Girls looking for homes in Nassau

Hi girls:
Fh and I have been looking for house on the north shore. The houses we've been looking at have high taxes Anyway, we're will to deal with that b/c the school district is amazing. But now we've been hearing that taxes go up once you buy a home. Is this true? If it is and this happened to you, do you mind telling me how much more your taxes went up? Or an average?

What town are you looking in (ie TO Oyster Bay, N hempstead, etc)?

Not sure if this helps but I think they only may go up if the current owners have certain exemptions on the house that you and fh are not qualified for. I know if my case, ours will go up bc the previous owner had all sorts of exemptions like thouse for veterans, senior citizens, etc. We are currently only paying about $2500 when they were assessed to be $6000. Our lawyer told us NOT to get used to that for long! It will be adjusted shortly...

MLP: We're looking in Jericho. A house that we like, the taxes are $9100 a year

It may go up if what the real estate is showing you is the taxes with the star exemption. The star exepmption is some sort of discount (for what exactly I am not sure). You need to apply for this exemption and there are cut-off dates each year. If you miss the cut off when you move in they may be more for that 1st year, until the exemption can kick on.

The only other reason I can see for them going up is if they have bathrooms, decks, etc that are not listed with the town and the inspector picks that up on his report and the town adjusts the taxes accordingly.

Hopefully there are others who know more than I do that will have more ideas/suggestions

Wow - I 'd be afraid of them going up any more too! I'd ask the current owners. What I did was called the town of Hempstead (we bought in East Meadow) and asked them what my taxes will be before going to closing. I am sure you can do the same for your town. They will ask you the address and hopefully they are still the same price.

Once the ownership of a house changes, the assessed value of the house also increase, that is why the amt increases also.

Liz: I'm pretty sure that the taxes we were told are not with the Star Exemption. I hope not Thanks for info about the addons raising taxes. That makes sense.

Lauren: I know It's insane!!! But we LOVE that area, the schools are great and it's not a very long commute to NYC. I will eventually try to find a job in LI. But Fh will always work in the City b/c of his line of work. So we don't want a long commute. Plus the LIRR prices are outrageous the more you go out.

Oh ok Michelle Thanks!!! So there's no average, it all depends on how much a specific house's assesed value increases when you buy.

Me too. Unfortunately my line of work is centralized in the city. My commute is not too bad. About 1 hr door to door. I take the LIRR from Merrick. $$$! It goes straight into Penn in 40 min. Then I just walk up to my job. But one day it won't be! Looking to change my line of work and become a teacher. I never thought I would have said that after going to SFP! Should have done that way back when.. but grudgingly went where the money was instead. Now I am kicking myself in the butt everyday! DH will prob always work in the city too. But it's OK for them to commute! LOL! JK!

The first thing to check on is the current exemptions:
- Star (everyone can qualify for this)
- Sr. Star - apllies to seniors within certain income levels
- Veterans
- Vol Fire/Emergency worker (very limited)

The next thing is what's on the current CO? Nassau ups assessment and thus the taxes for just about everything you do to improve a home. If their CO is not current and they have decks/sheds/patios/ additions/additional baths etc. you can count on an increase.

LOL!!! Fh says he doesn't mind the commute. But I know him, so I don't want to go that far out. If we were renting, I wouldn't care b/c we can always move, but it's not that easy to move out when you buy a house.

An hour isn't that bad. I'm going to talk to FH about East Meadow. How are the taxes?

Sometimes I feel the same way about becoming an attorney. The job market s ucks right now and my salary is super low. Sometimes I wish I would've became a teacher. But I don't think I can ever go to school again

Just so you know, Jericho has the #1 school district on the island if not the state! You could never lose there.

MLP: I know, that's why we'd LOVE to buy a house there. We live in Queens now and the schools aren't the best. So we'd have to send the kids to private school. But if we lived in Jericho, we'd send them to public school. That's why we don't mind paying a lot of taxes. We'll be okay with a tax increase in the future but not with one right away.

Marcela - I'm not that far - at least I don't think so! I'm about 5 min from Roosevelt Field Mall.. and since I spent so many weekends there anyway - it only made sense!
Just repeating info for JennBaby & others -
As far as I have heard, everyone tells me that EM schools are very good if not great. My two aunts have small children in Franklin Sq and are very active in the PTA and say they are very good. Friends and family (including two that work in EM schools) say they are excellent. One of which is a teacher in EM High and another who works in the cafeteria. One website that I found very helpful was www.greatschools.net. Gives you a detailed breakdown of any school you wish to inquire about!

Marcela I live in East Meadow and I LOVE my town!! The school system is great. Especially Barnum Woods District.
The neighbors are awesome its so family oriented. Its a very centralized town where you can access everything within a 5 minute drive. I am smack on the border of Hicksville and Levittown and its so convenient. I am 15 min. from Pt Lookout, Roosevelt Field, Bethpage St Park and all the major parkways are close to me.
I take the train from Hicksville. Its a 10 minute drive to the station. A 8 minute walk to the platform. Its awesome b/c its a main hub and I usually catch an express train directly to Penn with no stops. The LIRR is $$ but to me living in Long Island makes all the difference. Hopefully I will find a job in LI so I won't have to deal with the commute. My dad has been doing it for 26 yrs!!

My taxes haven't gone up and hopefully will go down when we get them re-assessed. Our taxes are currently a little higher than many or our neighbors. The owners had a pool permit and never got a pool plus they never did anything to get them lowered when they should have.
