One thing the owners of my old home said was one of the reason they wanted to sell to us was because they liked us a lot (also we could move in quick - they had a higher offer but they couldn't move in for a c ouple months min.). They kept telling us that we reminded them of when they were first starting out and they thought we would fit in well with the neighbors. I do think selling your home to the right person and knowing it is in good hands does play a part (of course it depend son the person but I would think a older couple would be big into that!).
