Did anyone not put any money down??? or include closings costs in the mortgage??

We just closed on our house this past Thursday. We looked every weekend for a year and a half! We've been SOOO busy since closing- I've been painting very day and the house is really starting to look like ours. The previous owners had very dark decor- almost everything was dark blue or grey. Not our style. I can't wait until we move on the 15th- I can't stand the apartment anymore!
AS far as bidding...this was the 3rd house we loved, but we were in a postion that was good- the owners wanted to move ASAP and accepted our bid after they had lowered the price...we got a pretty good deal and they got out in time to move into their new condo. We saved the whole time we wer looking and had enough for DP and closing.
Closing costs are a little tricky to roll into the mortgage- there's a seller's concesion. Basically, the price of the house is put higher on paper and the buyer pays the closing costs but gets more for their house. But the house has to appraise higher too. Anyone looking should talk to a mortgage person to get pre-qualified- they can answer questions about low down payment options. Also- any teachers or policemen/firemen- I have the name of a great mortgage company that specialized in dealing with certain unions...we used them and they saved us 7000$ in closing costs.
Member's mortgage- 516-622-9000...they were very helpful and explained everything so I could understand it! Boy, I feel like I could write a book on this stuff.....

I'm in contract on a house right now. I'm not sure when I'm closing (probably next month) and I just got approved for the mortgage. I'm still waiting to see what's next....this whole process is nerve wracking.
