once you own the house, it's YOUR house - they aren't tenants...I think that letting them stay after the closing at all is a bad idea b/c it's better to do the walk through before the closing to make sure the house is completely empty

so house details....location, what kind of house, what it looks like, how many bedrooms, what you love about it, etc.! We need to live vicariously through you!

OK they contract is signed Now lets hope nothing else goes wrong!

WOW Finally!!!!!

I wonder how come they waited to the last day before the bank takes it away, I guess they didn't want to move out.

Just be careful that they don't take things out of the house that should be in the contract. Also people being forced 'per say' to leave their house will ruin it before they leave.

I know with my house it was listed with 2 fireplaces (one being a fake one) When we got the keys and came to the house - they took the fake fireplace!!

The attorney said it was normal to have 3-5 days in the contract for them to stay after closing at a cost of like $300 a day

And then there is another walkthrough when they leave. Is that true?
There is also a list of all the appliances and stuff in the contract and they will have to pay if they take anything... thats OK with me because we plan on replacing the stuff anyway.

Anyway the house is in Centereach. It has 3 bedrooms. The location is perfect for us

The house itself needs A LOT of work but it is liveable. The roof and cesspool have to be replaced. The house is also mostly wood paneling and 50 year old carpets

So I don't love the house the way it is... but it has potential

Yes the day of the closing we walked threw to see if everything was out and if everything works.

Make sure you hire a man to inspect the pipes, electric, oil tank, etc.
We brought with us a night light to plug into every socket to make sure it works. Make sure everything works and that everything is there and that they didn't take anything and of course that they moved out.

We also had to replace our roof, we had to do it by a certain time also our lawyer told us. My house is a work in progress I can't wait till it is finished, I can picture it looking really great.

So far we live in one room that is temporary, once our master bedroom will be complete we will have to work on the room we live in now.
Definently a work in progress.

My husband doesn't want to start working on the rooms until we do new siding and new windows. Then we will start painting and installing wood floors everywhere.

We ripped out all the doors, carpets, vinyl flooring everything will be replaced. We are even putting up new sheet rock in I think 4 rooms.

Congratulations. Trust me the drama is worth it. I went through 6months of drama with the house I just closed on, and although I dont love it the way it is, the potential is there for a great house. Where in Centereach are you? I just moved to Selden off Adirondack.

Congrats on finally getting hte contract signed!

When we closed, our sellers stayed 4 days and then we met them at the house for a final walkthrough and they gave us the keys! Then we had to call our lawyer to release any money that was held in escrow!

By the way we are neighbors!. I am in Centereach too! And by your description not too far from you@

My friend who never showed up to my wedding and I don't speak to her anymore, she moved to Adirondack..have no idea which house since I never went there.

Which by the way is not far from me. I live off of N Bicycle Path.

Mark Tree Road is not far, I live not far from Hawkins Road, how about you? Since the schools are mainly on that road and there is one school there not far from me.

Jola we are on the other side of Nicolls road, near Unity Drive and dawnwood schools.
